Job description

GENERAL FUNCTIONS:
Under the direction of the Association Director of Building and Grounds, the Maintenance Director will be the driving force behind the upkeep and enhancement of our branch facilities and grounds. As the leader of multiple branch maintenance and custodial staff, you will spearhead the daily operations to ensure top-notch facilities including equipment and grounds. Your role will be both oversight and hands-on, allowing you to directly contribute to the overall maintenance and custodial needs of the facility. From implementing preventive maintenance to working with Branch Executive Directors on facility needs, to managing projects, you'll have the opportunity to make a meaningful impact on the functionality and aesthetics across the association at multiple YMCA branches.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
  1. Serve as a first point of contact for assigned branch issues; working to resolve or better understand the scope of issue with Branch Executive Director and branch maintenance and custodial staff. If necessary, elevate issue to Association Director of Building and Grounds.
  2. In collaboration with the Association Director of Building and Grounds, provide overall coordination of staff for facility maintenance, including planning and developing preventative maintenance.
  3. As guided by the Association Director of Building and Grounds, work with YMCA preferred contractors and vendors to ensure proper operation of all mechanical systems, pool equipment and water, heating and cooling systems, filtration systems, electrical systems, plumbing systems, exercise equipment, and other related building systems.
  4. Supervise and support all maintenance and custodial staff. Ensure that work orders are being prioritized and that work is completed correctly and timely.
  5. Complete repair work and projects in a timely manner. Oversee all staff and contractors that work in the facility and grounds including cleaning and groundskeeping.
  6. Oversee pool care, chemical testing and routine pool maintenance.
  7. Communicate consistently with the Association Director of Buildings and Grounds on issues, progress and needs.
  8. Assist with accurate records and tracking of equipment warranties, age of equipment, replacement parts and repairs.
  9. In collaboration with the Association Director of Building and Grounds, ensure adequate supplies and equipment are available as needed.
  10. Assist in working with outside agencies such as fire, health, building depts., etc. to ensure compliance with all local, state, and federal regulations related to facilities and grounds.
  11. Recruits, hires, trains, develops, schedules, and directs assigned staff and volunteers. Provide input for performance evaluations. Implements strategies to motivate staff and achieve goals.

  1. EDUCATION AND EXPERIENCE:
  2. Technical/Trade School associate degree or bachelor's degree in related field preferred OR equivalent combination of education and experience in related fields of general maintenance.
  3. Working knowledge of mechanical, HVAC, electrical and plumbing systems, carpentry, and other maintenance-related areas.
  4. Skills in staff supervision, preventative maintenance, and project management.
  5. Requires the ability to effectively communicate both verbally and in written form, in a positive and professional manner with members, supervisors, volunteers, and co-workers, maintaining confidentiality and exchanging accurate information in all communications.
  6. YMCA Paid Certifications
    1. CPR, First Aid and AED certifications required within 30 days of employment
    2. Certified Pool Operator (CPO) certification required within 6 months of employment
  7. Current license and ability to drive to various locations during the course of a workday. Must have a driving record that meets YMCA insurance standards.
  8. Familiarity with personal computers and spreadsheets helpful.
  9. Ability to respond to safety and emergency situations.

PHYSICAL DEMANDS
While performing the duties of this job, the employee is often required to: climb, bend, stoop, kneel, twist, reach with hands, sit, stand for an extended period of time. Work involves climbing ladders, walking, shoveling and plowing snow, lifting and/or moving up to 50 pounds. Must have finger dexterity, grasp, the ability to perform repetitive motions, talk, hear and have visual acuity. Must interpret written instructions and directions.
The work is performed both indoors and out and requires travel to various branches. While performing the duties of this job the employee may be exposed to weather conditions prevalent at the time.
