Apartment Maintenance Technician
Location: Aspen Club & Aspen South Apartments, Bealeton, VA
A Maintenance Technician plays a critical role in the success of our residential communities. This position is responsible for maintaining all physical aspects of the property, including apartment homes, building systems, grounds, amenities, and common areas. The ideal candidate will be self-motivated, dependable, and capable of troubleshooting and completing maintenance tasks with minimal supervision while providing exceptional customer service to residents.
Essential Duties & Responsibilities
- Complete resident work orders in a timely manner based on priority level.
- Perform apartment turns (make-readies) between resident occupancy, including coordinating and scheduling subcontractors as needed.
- Maintain property grounds, common areas, and overall curb appeal.
- Keep the maintenance shop and work areas clean, organized, and safe.
- Perform basic carpentry repairs and installations.
- Conduct move-in and move-out inspections.
- Participate in a rotating on-call schedule and respond to after-hours maintenance emergencies as required.
- Perform pool maintenance, including routine upkeep, water testing, and seasonal pool opening and closing.
- Diagnose and repair HVAC, electrical, plumbing, appliance, ventilation, and general building maintenance issues.
- Conduct preventative maintenance and routine building inspections.
- Maintain key inventory and safety records.
- Prepare and maintain maintenance logs and records.
- Assist with grounds cleaning, dumpster and compactor area maintenance, and trash removal.
- Perform snow and ice removal from entrances, sidewalks, and walkways as needed.
- Conduct regular inspections to ensure the property maintains excellent curb appeal.
- Accept and coordinate deliveries related to property operations.
- Assist with other maintenance and property-related duties as assigned.
Qualifications & Requirements
- High School Diploma or GED equivalent required.
- Minimum of three (3) years of apartment maintenance experience or equivalent maintenance experience preferred.
- Strong troubleshooting and diagnostic abilities with the capability to work independently.
- Working knowledge of:
- HVAC systems
- Electrical systems
- Plumbing systems
- Appliance repair
- Carpentry
- Drywall and painting
- General building maintenance
- Ability to safely climb ladders, balance, kneel, crouch, crawl, and perform other physical tasks required in a maintenance environment.
- Ability to lift and/or move 50 pounds or more.
- Valid driver's license required.
- Excellent communication and customer service skills with residents, vendors, and team members.
- Ability to prioritize work assignments and adapt to changing property needs.
- Must provide personal hand tools necessary to perform assigned duties.
- Willingness to work flexible hours and participate in the property's on-call rotation.
