Multifamily Leasing Marketing Manager

Department: Marketing & Leasing

Blue Bay Property Management Company is looking for a Multifamily Leasing Marketing Manager to help manage 500 apartments in Coconut Grove, Coral Gables and Little Havana.


Position Summary

The Multifamily Leasing & Marketing Manager is responsible for driving occupancy, lead generation, leasing performance, and brand growth across a multifamily portfolio. This hands-on role oversees marketing, leasing support, CRM management, advertising performance, self-guided touring technology, and market analysis to maintain high occupancy and maximize leasing results.


Key Responsibilities

  • Maintain 97%+ occupancy and lease rent-ready units within 14 days or less.
  • Manage and optimize all marketing channels, including Google Ads, Facebook/Meta Ads, social media, email marketing, ILS listings, website content, and SEO.
  • Own key performance metrics including lead volume, CPL, conversion rates, occupancy, and ROAS.
  • Manage AppFolio (or similar CRM/PMS) to ensure 100% lead capture, tracking, follow-up, and reporting.
  • Oversee self-guided touring platforms such as Rently, Tour24, and remote access/check-in systems, including prospect verification and tour performance.
  • Manage VOIP and call-tracking systems to monitor lead quality, leasing conversations, response times, and conversion performance.
  • Create and manage marketing content, including photography, video tours, social media campaigns, email marketing, and branding materials.
  • Monitor website, advertising, CRM, and leasing analytics; provide performance reporting and recommendations.
  • Conduct market research on competitor pricing, occupancy trends, concessions, and marketing strategies.
  • Partner with Property Management and Maintenance teams to ensure units are market-ready and listed immediately.
  • Manage online reputation, review responses, and resident engagement.


Qualifications

  • Minimum 3 years of multifamily, real estate, or property management leasing and marketing experience.
  • Proven success improving occupancy, lead conversion, leasing velocity, and marketing ROI.
  • Experience with AppFolio, Yardi, RealPage, HubSpot, or similar platforms.
  • Proficiency in Google Ads, Facebook/Meta Ads Manager, Google Analytics, CRM systems, and social media marketing.
  • Experience with Rently, Tour24, VOIP/call-tracking systems, and self-guided touring technology preferred.
  • Strong analytical, organizational, communication, and project management skills.
