Job description

We're hiring an experienced Project Manager to run the day-to-day execution of our residential/commercial projects — from preconstruction through final closeout. You'll be the primary point of contact for owners, architects, engineers, and subcontractors, and the person ultimately accountable for keeping each job on schedule, on budget, and to spec.

Responsibilities

  • Manage all phases of assigned commercial projects (typically $2M–$10M), from preconstruction through construction and closeout
  • Develop and maintain project schedules, budgets, and resource plans; monitor and report cost/schedule performance to ownership
  • Serve as primary client-facing contact — communicate progress, risks, and decisions clearly and proactively to owners
  • Coordinate directly with architects and engineers during design-build phases to manage constructability, value engineering, and pricing
  • Solicit, negotiate, and manage subcontractor and vendor contracts (AIA standard contract forms)
  • Process and track RFIs, submittals, change orders, and pay applications
  • Conduct regular site visits/inspections to verify progress, quality, and safety compliance
  • Identify risks early and drive mitigation plans before they impact schedule or budget
  • Use our Internal Project Management system for schedules, budgets, documents, and client communication — training provided, but comfort with digital PM tools is expected
  • Ensure compliance with local permitting, building codes, and OSHA safety standards

Qualifications

Required:

  • 5+ years of experience as a Project Manager (or senior Assistant PM) on commercial construction projects
  • Working knowledge of AIA contract documents and standard construction contract structures
  • Demonstrated experience managing project budgets and schedules on projects of comparable scale ($1M+)
  • Strong written and verbal communication skills — you'll be client-facing regularly
  • Proficiency with project management/scheduling software (Procore, MS Project, or similar)
  • Valid driver's license and ability to travel between job sites and office

Preferred:

  • Bachelor's degree in Construction Management, Civil Engineering, or related field (or equivalent field experience)
  • PMP, CCM (CMAA), or OSHA 30-Hour certification
  • Prior experience managing direct owner relationships (vs. only GC/subcontractor-side work)
