Beachpoint Condominium Association

The Porter is responsible for maintaining the cleanliness, appearance, and overall condition of the Association's common areas, amenities, and designated building systems. This position ensures that all common areas are clean, safe, and welcoming for residents and guests while assisting with preventative maintenance and inventory management. The Porter is expected to perform duties in a professional, courteous, and efficient manner and report any maintenance or safety concerns to the Maintenance Supervisor.

Essential Duties and Responsibilities

Daily Responsibilities

• Empty trash and recycling containers on each floor, in common areas, and throughout the garage.
• Transport dumpsters to the designated collection area daily.
• Place recycling containers out for their scheduled collection.
• Dust lobby and common area furniture.
• Clean and disinfect front desk countertops and side panels.
• Clean lobby floors using a Swiffer WetJet system.
• Vacuum entrance mats.
• Sweep and mop exterior entrance areas.
• Clean lobby windows and rear entrance door glass.
• Clean and polish stainless steel elevator interiors, doors, and door frames twice daily.
• Sweep tennis courts and maintain the surrounding tennis area, to include the tennis pavilion bathrooms.
• Wipe down tennis court furniture.
• Clean tennis area restrooms, including sinks, mirrors, toilets, and floors.
• Report maintenance deficiencies, safety hazards, and supply needs to the Maintenance Supervisor.

Weekly Responsibilities

• Vacuum hallway carpets on all residential floors.
• Mop tile elevator landings.
• Clean and mop trash rooms on each floor.
• Clean the exterior of trash chutes.
• Sanitize elevator button panels, doors, and door frames.
• Wipe hallway walls, baseboards, and doors.
• Empty and clean dumpsters.
• Wash/clean trash room floors.
• Sweep, remove debris for the garage floors as needed.
• Roll and brush the Har-Tru tennis courts in accordance with the Association's maintenance schedule to maintain proper playing conditions.

Monthly Preventative Maintenance

• Clean and sanitize all recycling bins and common area trash receptacles.
• Vacuum A/C condensate drain lines, or more frequently as necessary.
• Replace HVAC filters as scheduled.
• Inspect A/C closets for overflowing drain pans and vacuum drain lines as needed.
• Assist with preventative maintenance projects as assigned.

Inventory Responsibilities

• Monitor and maintain inventory levels of housekeeping supplies, including cleaning chemicals, paper products, trash liners, and janitorial equipment.
• Monitor inventory of HVAC filters and notify the Maintenance Supervisor when replenishment is needed.
• Report damaged or missing equipment and supplies promptly.
• Assist with organizing housekeeping storage areas and maintaining an orderly inventory.

Additional Responsibilities

• Assist with special cleaning projects, seasonal preparations, and Association events as assigned.
• Assist maintenance personnel with light maintenance tasks when requested.
• Maintain all tools, equipment, and work areas in a clean and organized condition.
• Provide courteous and professional service to residents, guests, vendors, and fellow employees.
• Follow all Association safety policies and procedures and properly use personal protective equipment (PPE).
• Perform other duties as assigned by the General Manager or Maintenance Supervisor.
