JOB OBJECTIVE:

Responsible for the facility being equipped and maintained to provide a safe functional, sanitary, and comfortable environment. The ventilation, fresh air, electrical and mechanical systems, water supply, and sewage disposal are designed, constructed and maintained in a accordance with recognized safety standards, state/federal codes and local ordinances meeting the standards and philosophy of the facility and policies/procedures that govern the facility.

Qualifications

• Holds a DC Steam Engineer, Class 3 license and valid driver’s license with a good driving record.
• High school graduate or technical/vocational school graduate; engineering license preferred.
• Minimum of 5 years of experience in maintenance or power plant work.
• Strong knowledge of boilers, compressors, generators, mechanical, electrical, and plumbing systems.
• Familiarity with state/federal codes, local ordinances, and safety regulations.
• Basic understanding of Safety, Fire, and Disaster Planning.
• Proficient in reading gauges, blueprints, contracts, and operational manuals.
• Skilled in staff supervision, management, and cost estimation.
• Competent in equipment maintenance, repairs, and facility operation problem-solving.
• Must be available for emergency situations and perform essential job functions with or without reasonable accommodations.

Responsibilities

• Maintain a safe, functional, and sanitary facility while ensuring compliance with state, federal, and local codes.
• Plan, direct, and supervise maintenance programs, including heating, cooling, plumbing, electrical, and carpentry systems.
• Oversee heavy-duty cleaning, grounds maintenance, and repair of institutional equipment and vehicles.
• Operate and maintain the power plant, ensuring optimal function of systems like ventilation, heating, and cooling.
• Conduct facility inspections to ensure safety, addressing hazards such as cracked floors or loose railings.
• Ensure building systems, including sprinkler, alarm, and lighting, are operational at all times.
• Manage service contracts with outside contractors, obtaining cost-efficient bids and estimates.
• Requisition and optimize department supplies, maintaining records for repairs, warranties, and inspections.
• Perform or supervise grounds maintenance, snow removal, and minor roof repairs.
• Hire, train, schedule, and evaluate departmental staff while fostering effective teamwork.
• Develop and implement preventive maintenance schedules and day-to-day staff assignments.
• Create departmental objectives, conduct routine reviews, and lead staff meetings to evaluate effectiveness.
• Participate in management meetings and contribute to organizational goals.
• Maintain confidentiality of resident and organizational information.
• Enforce safety, security, and hazardous waste policies while ensuring staff attendance and dress code compliance.
• Oversee freight handling, heavy equipment movement, and other departmental duties.
• Support staff development through in-service education and orientation programs.
• Maintain effective communication across departments and the organization.
• Prepare and submit plans of correction as needed, working under the Administrator/Mother Superior.
• Adhere to all software licensing agreements and manage computer modifications with approval.
