Perform property management functions across a portfolio of three communities totaling 168 units in the Colorado Springs market.
- Assures compliance with all regulations for funding sources (e.g., HUD/LIHTC, HAP, Section 8, etc.):
- Assist with initial certifications, annual recertifications, and interim certifications.
- Collect and organize income, asset, and household eligibility documentation.
- Maintain accurate resident data and audit ready files in compliance systems.
- Track certification deadlines and compliance follow ups.
- Responsible for management of property staff. Hold staff accountable for all tasks, including compliance, time management, and work quality.
- Responsible for rent collection and posting, with focus on compliance with all applicable laws.
- Consistently aware of property conditions and makes suggestions and initiates action to make needed improvements.
- Responsible for the completion of requested property reporting functions by assigned due dates.
- Inspect apartments after move-out to determine the security deposit dispositions and ensure timely processing as required by law.
- Leasing tasks as needed. This includes but is not limited to the following:
- Manage leasing agent to ensure leasing activities comply with Fair Housing, HUD, and LIHTC requirements.
- Completes reference and credit checks to ensure guidelines are followed.
- Receive and process completed applications including the determining of eligibility under the program guidelines.
- Prepares lease documents, addendums, and community policies for all residents.
- Coordinate move-in of new residents and work to exceed lease renewal goals monthly.
- Update and monitor all advertising to ensure effective marketing and compliance. Keeps waiting list(s) current.
- Enforces and follows all Fair Housing rules and regulations.
- Address all resident concerns; including but not limited to lease questions, repair requests, resident relations, and resident assistance.
Qualifications
- Required: Working knowledge of Housing Program Regulations and Compliance including experience with the following programs: HUD/LIHTC, HAP, Section 8, etc.
- Experience with Appfolio, Yardi, Entrata, or similar programs a plus.
- Minimum of two years of experience in multi-family or residential management required.
- High School diploma or equivalent.
- Must have reliable transportation, a valid Drivers License, and be current with all necessary insurance.
- Solid knowledge of Fair Housing Laws.
- Solid leasing and resident relation skills.
- Solid computer skills, experienced in Microsoft suite products.
- Ability to give direction and appropriately delegate responsibility to staff and to promote the willingness of a response.
- The ability to troubleshoot, recognize potential problems, and offer alternatives.
- Bi-lingual (Spanish and English speaking) a plus.
