About the Role

The Property Manager (PM) is responsible for the overall performance, operations, and financial results of a designated commercial property portfolio, including retail, office, industrial, and medical office assets. The PM ensures operational excellence, delivers superior client service, and maintains strong tenant relationships while managing property teams and vendor partnerships.

Key Responsibilities

  • Manage daily operations for assigned properties, ensuring compliance with ownership and company standards.
  • Lead tenant communications, lease compliance, and retention initiatives.
  • Prepare and manage annual budgets, forecasts, and monthly financial reports.
  • Review operating expenses, approve invoices, and monitor variances.
  • Oversee maintenance, repairs, and capital improvement projects, coordinating with engineering and vendors.
  • Negotiate and manage vendor contracts, ensuring performance and insurance compliance.
  • Support client reporting, presentations, and ownership meetings.
  • Supervise and mentor property management team members, including Assistant Property Managers and Property Assistants.
  • Maintain current knowledge of market trends, lease structures, and building systems.
  • Ensure adherence to safety, environmental, and regulatory standards across all managed assets.

  • Contributes to business development by strengthening client relationships, identifying opportunities for additional services, and representing Hiffman National’s values of partnership and innovation in every interaction.

Requirements:

Qualifications

  • Bachelor’s degree in business, real estate, or related field required.
  • 4+ years of commercial property management experience.
  • Active real estate license (or willingness to obtain within six months).
  • Strong financial and analytical skills; proficiency in Yardi, MRI, Kardin, or equivalent systems.
  • Excellent organizational, communication, and leadership abilities.
  • Demonstrated success in managing vendor relationships and client expectations.
  • Ability to manage multiple assets and priorities simultaneously.
