About the Role
As a Community Porter at Z-Modular, a division of Zekelman Industries, in Marble Falls, TX FLATZ 830 site, you will play a key role in maintaining the cleanliness, curb appeal, and overall appearance of the apartment community. This role supports resident satisfaction by ensuring common areas, amenities, and outdoor spaces remain clean, safe, and welcoming. This position is ideal for someone who takes pride in creating a well-maintained environment, enjoys working independently, and thrives in an outdoor, hands-on role.
What You'll Do
  • Maintain cleanliness of common areas including the leasing office, clubhouse, fitness center, laundry room, mail areas, and pool areas.
  • Conduct regular trash pickup on property grounds and around dumpsters to uphold a clean environment.
  • Sweep, pressure wash, and blow breezeways, sidewalks, stairwells, and parking lots to ensure safety and appearance.
  • Assist with basic landscaping tasks such as weeding, raking, and watering to enhance curb appeal.
  • Prepare vacant apartments for move-in by removing trash and debris and cleaning patios.
  • Support the maintenance team with minor tasks, including changing bulbs, unclogging drains, and assisting with event setups.
  • Report safety hazards, maintenance issues, or suspicious activity to appropriate personnel promptly.
  • Maintain and properly store tools and supplies to ensure readiness and safety.
  • Lead and promote healthy and safe work practices in accordance with regulatory and company policies.
  • Perform other duties as assigned to support community operations.

Who You Are
  • High school diploma or equivalent preferred.
  • Previous experience in groundskeeping, janitorial services, or general maintenance preferred.
  • Basic knowledge of cleaning techniques and landscaping practices.
  • General handyman or maintenance abilities with tools and minor repairs.
  • Ability to work independently and follow instructions with minimal supervision.
  • Strong attention to detail with pride in maintaining a clean environment.
  • Strong communication and interpersonal skills for professional interaction with residents and team members.
  • Dependable, punctual, and safety conscious.
  • Ability to prioritize tasks and manage time effectively.
  • Eligible to work in the United States.

Physical Requirements (All Maintenance Positions)
  • Ability to perform the essential functions of the role, including completing maintenance tasks, inspections, and general property upkeep. This work requires regularly moving throughout the property, including accessing stairs, ladders, and confined spaces, and working in both indoor and outdoor environments under varying weather conditions.
  • Role involves frequent physical activity such as standing, walking, bending, kneeling, crouching, reaching, and performing repetitive tasks. May include operating hand tools, power tools, and maintenance or cleaning equipment as part of daily responsibilities.
  • Position may require moving, lifting, carrying, pushing, or pulling materials and equipment, typically up to 50 pounds.
  • Requires the ability to visually assess equipment, units, and property conditions, read manuals or work orders, and identify maintenance or safety issues, as well as the ability to hear and respond to equipment sounds and team communication.
