  • Maintain property standards for cleanliness, appearance, safety, and functionality
  • Maintains a professional appearance at all times by practicing good personal hygiene and wearing a clean, presentable uniform.
  • Respond to service requests in a timely, professional, and customer-focused manner
  • Oversee and manage preventative maintenance programs and scheduled inspections
  • Assign, coordinate, and monitor maintenance tasks while providing hands-on support as needed
  • Lead and oversee apartment turnover activities, including cleaning, painting, and repairs
  • Flexibility to work overtime, on weekends, and participate in the emergency on-call rotation
  • Train, coach, and mentor maintenance technicians on technical and administrative skill sets
  • Serves as the primary support to the Maintenance Manager and assumes leadership responsibilities in their absence, including but not limited to payroll administration, scheduling, procurement, purchase orders and invoice processing, budget oversight, work order management, inspections, and operational tracking.
  • Provide real-time feedback to support professional development and performance management
  • Support oversight of specialized systems such as sewer treatment plants and swimming pools (if applicable)
  • Maintain clear, consistent communication with property leadership and management teams
  • Perform physical tasks including lifting up to 50 pounds, climbing, bending, kneeling, and standing for extended periods
  • Participate in snow removal activities as directed by the management team
