Capital Improvements Project Manager

At Burlington Capital, we don’t just maintain properties—we transform them. We are seeking a highly skilled Capital Improvements Project Manager to lead and execute improvement projects across a diverse portfolio of multi-family and single-family housing communities.

This role is ideal for a professional who thrives in a fast-paced environment, enjoys solving complex problems, and takes pride in delivering high-quality results across multiple projects simultaneously.

Position Summary

The Capital Improvements Project Manager will oversee planning, execution, and tracking of capital improvement projects across several hundred housing units. This role requires strong analytical skills, contractor management expertise, and a deep understanding of construction processes—from site work to building systems.

What You’ll Do

Project Management & Oversight

  • Lead and coordinate capital improvement projects across residential properties

  • Oversee projects including:

    • Site work (parking lots, utilities, landscaping)

    • Interior renovations (finishes, appliances)

    • MEP systems (mechanical, electrical, plumbing)

    • Building envelope (roofing, structural components)

  • Conduct inspections to ensure quality and completion standards are met

Information & Planning

  • Track historical improvements across large portfolios

  • Develop forward-looking capital plans and project pipelines

  • Maintain detailed documentation and reporting systems

Contractor & Vendor Management

  • Solicit and compare competitive bids using structured RFP processes

  • Negotiate contracts and ensure compliance (insurance, permits, etc.)

  • Build and maintain a strong network of contractors

Financial Oversight

  • Review and approve invoices

  • Monitor budgets and expenditures

  • Identify cost-saving opportunities without compromising quality

  • Prepare reports and financial insights for leadership

What You Bring

  • Minimum 5+ years of construction or capital project management experience

  • Experience managing multiple concurrent projects

  • Strong knowledge of bidding processes and contract negotiation

  • Ability to analyze data and manage detailed project tracking systems
