Job description

JOB SUMMARY
The Window/Power Washing Technician, reporting to the Field Manager, safely delivers high-quality exterior cleaning and surface maintenance across the Williamsburg Landing community. Key responsibilities include preparing surfaces, power washing building exteriors, decks, patios, driveways, and walkways, as well as performing full-service interior and exterior window and screen cleaning.
ESSENTIAL JOB FUNCTIONS
  • Helps develop and execute a maintenance schedule for exterior building washing, gutter clearing, and interior/exterior window cleaning across all properties
  • Selects and utilizes proper tools and equipment for each job
  • Moves and/or covers all personal property to ensure it is properly protected; protects areas surrounding the work area; masks areas requiring protection; protects plants, floors, and carpeting
  • Power washes assigned areas, using protective equipment and determining and using correct solution and pressure
  • Follows the maintenance schedule to clean gutters, wash exterior windows and screens, clean concrete walkways, patios, and driveways, decks, and interior windows
  • Keeps work site clean; ensures complete clean-up of work area at end of each workday
  • Maintains appropriate inventory, tools, and equipment on utility vehicles in good working order; requests additional materials on an as-needed basis; ensures waste is kept to a minimum
  • Ensures tasks are completed and that residents know the status of cleaning projects and repairs to their residences; respects residents' surroundings and works in a clean, neat, and work-like fashion
  • Ensures work orders are closed efficiently, communicates repair statuses clearly to residents/staff, maintains digital or physical work order forms, and coordinates seamlessly with the Service Coordinator for reassignment to jobs throughout the workday
  • Serves as member of disaster and emergency response teams; fulfills assigned role in fire drills and for snow removal
  • Maintains positive interaction with residents, guests, and other Williamsburg Landing employees
  • Assumes rotating on-call responsibilities for campus emergencies and performs other duties as assigned

QUALIFICATIONS
  • High School diploma or equivalent
  • Two or more (2+) years of progressive experience in power washing and window cleaning, required; residential and commercial property maintenance experience, preferred.
  • A valid, unrestricted Commonwealth of Virginia driver's license with an acceptable, insurable driving record.
  • Demonstrated proficiency in reading blueprints, building layouts, preferred.

KNOWLEDGE, SKILLS, AND ABILITIES
  • Knowledge of pertinent building codes, OSHA standards, and life-safety compliance requirements.
  • Knowledge of tools and equipment used for power washing/window washing
  • Ability to think critically and independently formulate and execute maintenance and cleaning schedules without immediate managerial oversight
  • Strong interpersonal skills with the ability to explain technical concepts to other team members, and communicate empathetically with senior adults experiencing varying levels of physical and cognitive ability
  • Proficiency with digital facility management software, work-order platforms, and hand-held communication tools
  • Ability to sustain heavy physical labor, including stooping, bending, reaching, climbing, crawling, and working in confined spaces for extended periods
  • Ability to work safely on ladders, scaffolding, and lifts at heights up to three stories for sustained periods
  • Ability to safely operate powered aerial work platforms including but not limited to boom lifts and scissor lifts, obtain OSHA certification as needed, and utilize fall-protection harnesses.
  • Ability to work full shifts outdoors, exposed to extreme weather conditions and temperature variances
  • Ability to regularly and safely lift and carry a minimum of 50 pounds
  • Ability and flexibility to participate in the emergency on-call rotation, including working odd hours on nights, weekends, and holidays.
