Job description

POSITION SUMMARY

This position is responsible for the Corporation’s real estate function and risk management functions. It coordinates all risk and real estate programs and vendor relationships in support of the Corporation’s operational goals and strategic objectives. In addition to site selection project management, the position collaborates with local and state government officials in the negotiation of economic incentives, as well as evaluation of strategic business acquisitions and expansions across all business lines.

The position is responsible for all aspects of the risk management program including loss prevention, risk retention, risk avoidance, risk transfer, captive management, claims handling, self-insurance and insurance.

Functions being performed require a thorough knowledge and understanding of the Corporation and its subsidiary operations, strategies, policies and directives. This position acts as an experienced resource to internal corporate clients in and acts as a liaison amongst different departments in the valuation of real estate acquisitions or expansions, or in the execution of the risk management programs.

RESPONSIBILITIES

Insurance – 50% time allocation

  • Develop, implement, and manage insurance, self-insurance and loss prevention programs to minimize exposures, assume losses, and transfer catastrophic exposures to insurance carriers

  • Bid and award insurance products and negotiate with the awarded vendor to assure the best price/coverage for the company

  • Negotiate, review, and disseminate internally policies, contracts, surety bonds, insurance certificates, etc.

  • Process and negotiate casualty, product liability, property, or D&O claims, provide insight for loss mitigation, and ensure proper settlement and recovery

  • Collect insured values, property values, machinery and business interruption per insured site

  • Account for all insurance charges and allocate costs equitably to the insured operations

  • Advise Management on insurance and risk exposure pertinent to operations, safety, or product liability

  • Select, train, motivate, and direct staff to perform the risk management functions

  • Act as business partner for HR to determine the best possible insured employee benefit solutions

  • Remain alert to and taking effective action on new or changing risk exposures

  • Assist in due-diligence for Merger & Acquisition projects

Real estate – 50% time allocation

  • Develop appropriate strategy and conduct negotiations for real estate acquisitions, dispositions, leases, options, easements, condemnation, encroachments, and all other matters involving real estate contracts and agreements.

  • Coordinate real estate transaction activities with various internal client organizations, as appropriate. Such departments include finance, operations, engineering, legal, environmental, plants, among others.

  • Assist the business units in the valuation of strategic business acquisitions or expansions, including real estate to be acquired or leased (i.e., industrial, office, mineral rights). In collaboration with Legal Department prepare, draft, review, analyze and approve terms, conditions and provisions of real estate legal documents.

  • Through collaboration with tax consultants, manage administration of the Property Tax function. This includes prompt payment of all property tax bills, preparation and execution of property tax appeals and collaboration with local taxing jurisdictions.

  • Negotiate various incentives with local authorities and maintain ongoing reporting and audit requirements

  • Analyze, recommend, and manage idle or surplus property to maximize disposition value

  • Manage service provider arrangements with real estate and outside legal firms representing USG

  • Negotiate oil and gas leases to leverage cashflow from real estate portfolio

  • Manage payments to all lease locations and ensure they are executed timely and accurately

KEY QUALIFICATIONS:

Education

  • Bachelor’s Degree in business, insurance, or accounting/finance

Experience

  • 6-10 years of experience in risk management (preferred) or real estate

Required Skills

  • Strong contract negotiation skills and business acumen required

  • Track record for effectively managing both internal and external relationships

  • Ability to communicate with others in an effective manner, written and oral

  • Ability to conduct and manage multiple projects concurrently

  • Must have a good working knowledge of MS Office

Rate of pay may be adjusted based on the qualifications and experience of the candidate.
