Job Summary

The Escrow Closer plays a vital role in delivering an unparalleled customer experience by managing real estate closing transactions from start to finish. As a neutral facilitator between buyers, sellers, lenders, and agents, this role requires sound independent judgment, attention to detail, and the ability to resolve complex challenges efficiently and professionally. The Escrow Closer ensures all documents and conditions are accurate and complete, while embodying Vista Title & Escrow’s core values of Care, Clarity, and Cultivation throughout every transaction. This role also contributes to the company’s growth by nurturing client relationships, supporting marketing initiatives, and actively seeking opportunities to increase order volume through exceptional service and communication.


Key Responsibilities

  • Manage and close a pipeline of residential purchase transactions with precision and professionalism in accordance with company procedures
  • Serve as the primary point of contact for buyers, sellers, agents, lenders, and attorneys throughout the closing process
  • Interpret real estate contracts and lender instructions to prepare accurate, compliant settlement statements
  • Collaborate with the title department to clear title issues (e.g., liens, judgments, legal descriptions, encroachments)
  • Prepare, review, and ensure execution of all closing documentation; verify accuracy and compliance with local, state, and federal regulations
  • Conduct closings in person or remotely, maintaining a professional and welcoming demeanor
  • Ensure timely collection and disbursement of funds according to the settlement statement
  • Accurately record and archive all documents while upholding strict confidentiality standards
  • Partner with Sales and Marketing to grow business through client education, relationship-building, and outreach
  • Provide responsive, solutions-oriented service to resolve transaction issues efficiently
  • Support a collaborative team culture through clear interdepartmental communication and cross-training initiatives
  • Stay current on industry standards, legislative changes, and regulatory updates
  • Other responsibilities as assigned

Team Support

  • Provide mentorship and task oversight to escrow assistants as appropriate
  • Collaborate with the branch manager to support office goals, workflow improvements, and staff development

Compensation and Benefits:

  • Full time, non-exempt position
  • Pay range: $28-$42 per hour (DOE and licensing) plus incentive

Requirements:

Qualifications

  • High school diploma or equivalent required
  • Minimum 2 years of experience in escrow or title services preferred
  • Actively pursuing a Limited Practice Officer (LPO) license
  • Notary public (or bondable)
  • Proficient with Microsoft Office and escrow/title software platforms
  • Strong written and verbal communication skills
  • High attention to detail with proven organizational and time management abilities
  • Ability to manage a high-volume caseload in a deadline-driven environment
  • Familiarity with standard escrow, title, and real estate terminology
  • Demonstrated commitment to client service, professional development, and team collaboration

Physical Requirements

  • Prolonged periods of sitting and working on a computer
