Job description

Amazon operates a world-class network of large, technologically advanced fulfillment centers across North America. The North American Operations (NA Ops) Real Estate Team is responsible for strategic development, acquisition, and disposition of all facilities in the Amazon Fulfillment Network.
The Senior Development Manager will be a key part of the NA Ops Real Estate Team, serving as a primary facilitator of Amazon's long-term industrial real estate strategy. This individual must be comfortable operating as both a strategic leader and tactical executor, responsible for leading cross-functional teams to proactively identify, develop, and deliver facilities that anticipate Amazon's future operational needs throughout North America

This role requires end-to-end ownership from early site control and entitlements through construction delivery, focusing on creating optionality, operational resilience, and strategic value in Amazon's fulfillment network.
Key job responsibilities
Lead proactive site sourcing and strategic development opportunities years ahead of identified capacity needs, creating competitive advantages in site selection, development timing, and cost-to-deliver across North America
Drive end-to-end project lifecycle ownership from site evaluation and acquisition through entitlements, design development, construction management, and operational handover for large, complex industrial developments
Develop and execute comprehensive financial stewardship strategies including feasibility analyses, investment evaluation, budget management, and risk mitigation to optimize economic returns while preserving operational readiness
Create and implement innovative processes, tools, and metrics systems to ensure predictable, efficient project delivery that balances speed, flexibility, cost-effectiveness, and operational excellence
Build and maintain lasting partnerships with internal cross-functional teams (Operations, Building Design, Pre-Construction, WHS, Construction Management, Finance, Legal, Asset Management, Economic Development, and Public Relations) and external stakeholders including developers, municipalities, landowners, consultants, and community leaders
Navigate complex entitlements and permitting processes, working directly with government officials and regulatory bodies to secure necessary approvals for strategic development projects
Lead data-informed decision making that considers portfolio-wide impacts, network optimization, and strategic positioning within Metropolitan Statistical Areas (MSAs)
Foster innovation in facility design and functionality while ensuring alignment with Amazon's operational requirements and leadership principles
Manage strategic site control options and development agreements that create flexibility and optionality for Amazon's evolving network needs
Travel throughout North America up to 30% of the time to oversee development activities and maintain stakeholder relationships

In this role, you'll directly influence current business requirements while helping shape and forecast future capacity needs that aren't yet published. You'll be at the forefront of Amazon's expansion strategy, working to anticipate where and how our network will evolve.
