Building Automation Systems (BAS) Project Specialist (Engineer III)
Zing Recruiting, in partnership with a valued public?sector client in Fairfax, VA, is seeking an experienced Building Automation Systems (BAS) Project Specialist (Engineer III) to support a Facilities Management Department overseeing a large portfolio of occupied commercial buildings. This role leads the design, construction, and implementation of advanced automation and energy?management systems across mission?critical facilities. It is ideal for a technical expert who excels at managing complex BAS/EMCS projects from concept through commissioning.
Role Overview
This position serves as the organization's subject matter expert for Building Automation Systems (BAS), Energy Management Control Systems (EMCS), and Building Energy Management Systems (BEMS). The specialist will manage capital replacement projects, oversee system upgrades, and support energy?efficiency initiatives across a diverse set of commercial facilities.
Pay: $38.00-$63.00 per hour Contract: Long?term (2-5 years) with potential for full?time hire Schedule: Monday-Friday, 8:00 AM-4:00 PM (flexible) Location: Fairfax, VA (onsite) Classification: Essential personnel (required to report during emergencies)
Key Responsibilities
  • Lead BAS/EMCS/BEMS capital projects from planning and design through installation, commissioning, and closeout.
  • Serve as the technical authority on BAS equipment, communication protocols, building codes, IT integration, and system troubleshooting.
  • Develop and review design requirements, scopes of work, and contract documents; approve plans and verify system performance.
  • Oversee installation and commissioning activities to ensure compliance with industry standards and organizational requirements.
  • Apply strong IT, programming, mechanical, and electrical problem?solving skills to optimize building system performance.
  • Manage project schedules, budgets, risks, and quality metrics for multiple concurrent projects in occupied facilities.
  • Coordinate with engineers, contractors, facility operators, and internal stakeholders to ensure alignment and clear communication.
  • Support facility operations, energy?management programs, and system optimization efforts.
  • Review submittals, respond to RFIs, maintain documentation, and ensure safety and quality standards are met.
Minimum Qualifications
  • Bachelor's degree in engineering or architecture from an ABET?accredited institution.
  • Three years of progressively responsible professional engineering or architectural experience.
  • Valid driver's license.
  • Ability to pass background and driving record checks.
Preferred Qualifications
  • Two or more years leading capital projects involving BAS/EMCS/BEMS installation or replacement.
  • Experience managing complex commercial building system replacement projects in occupied facilities, including:
    • Contract development
    • Scope of work authoring
    • Financial oversight
    • Submittal review
    • RFI responses
    • Construction quality and safety
    • Contractor selection and oversight
    • Schedule and documentation management
    • Risk mitigation
  • Hands?on experience with HVAC systems and BAS programming/configuration.
  • Facility operations and energy?management experience.
  • Certifications in one or more BAS platforms, such as:
    • Trane Summit 102
    • Trane Tracer ES
    • Siemens APOGEE/Desigo
    • Delta Controls
    • Automated Logic/WebCTRL
    • Tridium/Niagara
  • Strong written and verbal communication skills, including the ability to explain technical concepts to non?technical audiences.
Physical Requirements
  • Ability to access mechanical rooms, attics, and roofs.
  • Ability to climb ladders and review engineering plans.
  • Ability to distinguish color for system monitoring and diagnostics.
  • Ability to communicate via phone and computer.
