Job Summary:

As a Senior Project Manager in the Restoration Department, you will serve as a strategic leader overseeing complex restoration projects and as a key partner and right-hand to the Director of Operations. This role combines advanced project management responsibilities with operational leadership, mentoring, business planning, and departmental support.

The Senior Project Manager provides oversight of project performance, financial results, client relationships, and team development while ensuring projects are executed safely, efficiently, and profitably. This position will lead high-profile projects, support operational initiatives, assist with resource planning, and help drive consistency, accountability, and best practices across the Restoration Division.

Key Responsibilities:

Leadership & Operational Support

  • Serve as a trusted advisor and operational partner to the Director of Operations.
  • Assist in developing and implementing departmental goals, strategic initiatives, and operational improvements.
  • Provide leadership and guidance to Project Managers, Project Engineers, Superintendents, and other project personnel.
  • Mentor and develop project teams through coaching, training, and performance feedback.
  • Support workforce planning, staffing decisions, and succession planning initiatives.
  • Participate in leadership meetings and contribute to departmental business planning efforts.
  • Assist with the resolution of complex project, client, staffing, and operational challenges.
  • Promote RAM's Core Values and foster a culture of accountability, collaboration, safety, and continuous improvement.

Project Planning & Pre-Construction

  • Review and interpret project specifications, drawings, contracts, and bid documents.
  • Lead project kickoff meetings and develop project-specific execution strategies.
  • Coordinate project submittals, procurement schedules, and long-lead item tracking.
  • Develop and maintain baseline schedules and three-week look-ahead schedules.
  • Provide oversight and support on large-scale, high-risk, or strategically important restoration projects.
  • Evaluate project risks and develop mitigation strategies prior to project execution.
  • Assist in reviewing estimates, budgets, schedules, and resource allocations.

Project Execution & Coordination

  • Manage multiple complex restoration projects simultaneously.
  • Direct day-to-day project activities and oversee subcontractor performance.
  • Maintain consistent communication with field teams, superintendents, foremen, clients, consultants, and ownership groups.
  • Coordinate inspections, RFIs, submittals, and project documentation.
  • Monitor manpower utilization, production rates, and overall project performance.
  • Ensure compliance with contract requirements, quality standards, and safety regulations.
  • Resolve project issues proactively to minimize schedule delays and cost impacts.
  • Provide escalation support and guidance to Project Managers on challenging projects.

Financial Management & Business Performance

  • Oversee project budgets, forecasting, job cost reports, and profitability.
  • Review project financial performance and identify opportunities to improve margins.
  • Manage billing processes including schedules of values, pencil draws, pay applications, and lien waivers.
  • Review and approve change order pricing and contract modifications.
  • Monitor committed costs, vendor invoices, subcontractor agreements, and procurement activities.
  • Analyze project financial trends and recommend corrective actions when necessary.
  • Assist the Director of Operations in developing annual budgets, forecasting revenue, and monitoring departmental KPIs.
  • Ensure accurate and timely project reporting within company systems including Acumatica and Procore.

Client Relationship Management

  • Build and maintain strong relationships with clients, architects, consultants, owners, and subcontractors.
  • Serve as a senior point of contact for key accounts and high-profile customers.
  • Support business development efforts by identifying opportunities for repeat and expanded work.
  • Participate in client meetings, project reviews, and networking events.
  • Help maintain RAM's reputation for exceptional customer service and project delivery.

Project Closeout & Handoff

  • Coordinate punch list completion and final inspections.
  • Oversee project closeout documentation including warranties, as-builts, and O&M manuals.
  • Ensure final billing and contractual obligations are completed accurately and timely.
  • Conduct project debriefs and lessons-learned meetings.
  • Identify process improvement opportunities and implement best practices across the Restoration Department.
  • Develop standardized procedures and training materials to improve project execution consistency.

Education & Experience

  • Bachelor's degree in Construction Management, Civil Engineering, Business, or related field; or equivalent combination of education and experience.
  • 10+ years of construction project management experience, with significant experience in commercial restoration, concrete restoration, waterproofing, facade restoration, or related specialty contracting.
  • Minimum 3+ years of leadership or senior-level project management experience.
  • Proven experience managing large-scale, high-value, and complex construction projects.
  • Strong understanding of project financial management, forecasting, budgeting, and cost control.
  • Proficiency with Microsoft Office Suite, Procore, Bluebeam, Acumatica, and scheduling software.
  • Strong knowledge of construction means and methods, contracts, project controls, and risk management.
  • Ability to read and interpret plans, specifications, contracts, and technical documents.
  • Demonstrated ability to lead teams, influence others, and drive operational results.
  • Excellent communication, leadership, negotiation, and relationship-building skills.
  • Ability to manage multiple projects and competing priorities in a fast-paced environment.

Preferred:

  • OSHA 30 Certification.
  • PMP (Project Management Professional) certification or equivalent.
  • Experience managing self-performing crews and subcontractor coordination.
  • Familiarity with unit price, T&M, GMP, and lump-sum contracts.
  • Experience leading project teams within restoration, facade, structural repair, or specialty contracting environments.
  • Experience mentoring Project Managers and supporting operational leadership initiatives.

Technology:

Proficient with Microsoft programs: Outlook, Excel, and Word.

Work Environment:

As a Sr. Project Manager for RAM, the employee will be exposed to both office and job-site/field settings. Work environments may include, but are not limited to, seasonal temperatures, high spaces, small spaces, loud and frequent noises, standing/walking, and indoor/outdoor settings.

Travel:

To and from job sites is required. RAM will compensate for travel expenses if applicable.
