Toll Brothers, America's builder of luxury homes, is seeking a Vice President, Purchasing to oversee vendor and subcontractor relations and management of all related contracts in our division located in Charleston, South Carolina.

This position will be on-site 5 days per week.

The Vice President, Purchasing is a senior level manager and an integral part of the division leadership team. They oversee the purchasing function and are accountable for all aspects of divisional purchasing to include: strategy development/implementation, negotiating, executing trade partner contracts, supporting the development of new architecture and options through value engineering and cost feasibility estimates, collaboration with the other Division leaders to ensure that the Purchasing strategy and goals are properly aligned. This role will ensure compliance with our National Purchasing policies, specifications and scopes of work.

Key Responsibilities:

  • Responsible for recruiting, evaluating, hiring, training, developing, and retaining a productive and highly engaged Division Purchasing Team
  • Implement and comply with National and Divisional policies and controls
  • Build and maintain effective relationships with trade partners to ensure that cost strategy and production quality goals are achieved in line with sales goals and demand
  • Anticipate and communicate cost fluctuation, trade partner risk, material availability, and commodity trends to the Division leadership team along with the impact that these factors may have on the Division's business plan
  • Lead value engineering efforts to identify areas for cost improvement while maintaining a balance of high quality and design aesthetics
  • Provide cost forecasts for feasibility studies related to new communities in support of Division expansion
  • Provide Division President with monthly update on cost fluctuations by plan by community along with the details which drove the cost savings / increase
  • Develop and implement quarterly and annual cost saving strategies which are aligned with achieving the Division's business plan
  • Achieve a high degree of transparency through an unbundled / unitized contracting approach
  • Drive contract accuracy and timely completion through a regular review of completion cost vs contracted cost. Ensure contract updates are made in a timely manner and communicated accordingly
  • Ensure collaboration with the Design Studio Manager to drive SKU level optimization while meeting our buyers needs with the goal of leveraging cost saving strategies to improve margin growth

  • Solid knowledge of major activities associated with residential construction and purchasing
  • Working knowledge of E1 and BuildPro software a plus
  • Proven track record of managing complex processes with diverse groups of stakeholders
  • Experience communicating with senior leaders
  • Strategic planning and organizing skills
  • Strong estimating, takeoff and budgeting skills

  • Strong people managerial skills
  • Experience with Energy Star requirements, Green Building concepts, sustainability, etc.

Do you have these qualifications?

  • Essential:
    • Bachelor's Degree in Business Administration, Construction Management, or Supply Chain Management (or extensive experience in the residential home building industry)
    • 7+ years of experience in contracting and negotiating residential homebuilder subcontractor contracts/building materials/supply chain management
    • Working knowledge of Microsoft Office programs, specifically Excel, and aptitude to learn new software programs (E1)
  • Preferred:
    • Master's Degree in Business Administration
    • Experience with EnterpriseOne (E1) andBuildProsoftware
    • Experience with Energy Star requirements, Green Building concepts, sustainability, etc.
    • Proficient in Microsoft software applications (Excel, Word, PowerPoint, Outlook)
