NYCEDC's Portfolio Management department within the Asset Management division manages the overall strategy for conventional and non-traditional assets across all five boroughs of New York City. The portfolio includes commercial real estate properties as well as transportation, port assets, critical infrastructure, and energy assets. Sunset Park is a critical hub due to its extensive industrial waterfront and has evolved from traditional manufacturing sites to modern innovation and production spaces, attracting a range of businesses from startups to established companies in technology, design, and artisanal manufacturing. The neighborhood's waterfront location offers substantial development and sustainability opportunities for commercial, industrial, maritime, and logistics businesses, further boosting its role as a vital economic engine in New York City. The strategic development and revitalization efforts in Sunset Park not only aim to preserve its rich cultural heritage but also to stimulate economic growth and quality of life for its residents, making Sunset Park a crucial part of New York City's future. 

Position Overview: The Vice President is responsible for implementing a vision and strategy for the equitable development, repositioning, and asset management of Bush Terminal North and South (MADE/MiNY). The VP will advance placemaking and activation initiatives to help animate the campus, attract new tenants and visitors, and maintain and grow MADE's role as an employment hub and valuable community asset. Working closely with Asset Management's design and construction and energy departments, the VP will also be a key player in major capital improvements that will implement comprehensive leasehold and campus activation to bring new space online and advance a state of good repair and energy efficiency. Additionally, the VP will oversee the vision and redevelopment of the MiNY campus and Pier 6. The VP will have at least one direct report and manage several interdepartmental relationships to ensure the successful execution of the vision and strategy.  

This role will report directly to and work closely with the SVP of Sunset Park to oversee assets within the portfolio. 

Essential Duties & Responsibilities: 

Site Development, Design and Construction Oversight 

  • Identify and collaborate on opportunities for redevelopment, including planning and executing RFPs and/or capital projects to modernize, expand or reposition assets. This includes developing the financial underwriting of proposed investments and building financial models. 
  • Lead campus master planning efforts by coordinating stakeholders, consultants, and leadership to develop and implement strategic plans for future campus growth and development. 
  • Serve as the owner representative for all external design and construction planning, coordination, and project execution, ensuring alignment with the Organization and City goals, budgets, and schedules.  
  • Identify, secure, and manage funding opportunities to support campus development, capital improvement projects, and long-term expansion initiatives.  

Campus Programming Development and Oversight 

  • Oversee tenant relationship management, including engagement, retention, and site activation strategies to support occupancy, tenant satisfaction, and long-term portfolio performance. 
  • Identify, cultivate, and manage strategic campus programming to highlight business and community opportunities and engage local audiences.  

Budget Management and Oversight 

  • Prepare, review, and approve annual operating budget, including revenue and expense projections. 
  • Develop and oversee monthly management reports highlighting asset financial and operational performance.  
  • Monitor and manage operating expenses throughout the year to ensure alignment with approved budgets and financial objectives. 

Marketing, Branding, and Stakeholder Engagement  

  • Oversee and maintain the asset's brand guidelines across all external communications, ensuring consistency in branded messaging, press releases, marketing materials, and other public-facing content.  
  • Identify, cultivate, and manage strategic Campus partnerships with local organizations, community stakeholders, industry groups, and user communities to enhance campus visibility, strengthen ecosystem engagement, and drive programming, collaboration, and long-term impact. 
  • Represent the asset at industry events, stakeholder meetings, and other key forums by presenting project performance, strategic initiatives, and thought leadership through presentations, case studies, and best practice insights. 

Leasing and Operations 

  • Collaborate with VP of Leasing to advise on deal negotiations and execution for Campus portfolio, including leases, operating agreements, permits, and complex deal structures.   
  • Drive portfolio performance through tenant management, financial analysis, and lease administration of new and existing properties.   
  • Co-develop with VP of Leasing tenanting, marketing, and outreach strategies to maximize occupancy, revenue, and long-term asset value.   

Minimum Qualifications: 

  • 7+ years of experience in commercial real estate development, asset management, private equity, management consulting, urban planning, economic development and/or related fields 
  • Proven ability to develop, execute, and communicate strategic plans independently to diverse audiences 
  • Demonstrated project management skills with close attention to detail and a solutions-oriented approach 
  • Ability to communicate clearly and effectively, both verbally and in writing. 
  • Ability to analyze information and translate findings into actionable recommendations. 
  • New York City residence is required within 180 days of hire 

Preferred Qualifications: 

  • Master's Degree in Business Administration, Finance, Real Estate and other related fields 
  • Experience drafting, reviewing, and negotiation agreements and related documentation 
  • Demonstrated experience in construction oversight and property management, including direct work with property managers and tenants 
  • Experience with zoning and land use to evaluate development plans 
  • Market research and/or appraisal experience 
  • NYC real estate experience
