VP of Land Acquisition | Leading National Homebuilder
Land Acquisition Strategy | Due Diligence & Entitlements | Division Growth

A leading national homebuilder is seeking a VP of Land Acquisition to lead all aspects of land acquisition, due diligence, feasibility, design, and entitlements for the division. This role will drive land pipeline strategy, manage key external relationships, and partner with division leadership to secure and execute opportunities that support long-term growth.

Key Responsibilities

  • Identify and pursue land acquisition opportunities through market research, tax map review, and networking with brokers, attorneys, engineers, and developers.
  • Lead due diligence, feasibility, and entitlement efforts for potential and active acquisitions.
  • Prepare acquisition packages and investment committee materials for corporate approval.
  • Negotiate land purchase agreements, land development contracts, and design service agreements.
  • Manage lot takedown schedules, land pipeline schedules, and LOC updates.
  • Maintain inventory reports, contract summaries, critical dates, and ongoing market analysis.
  • Partner with the Division President on long-range planning and division growth strategy.
  • Direct the planning and coordination of civil engineering, architectural, and landscape design services.
  • Present at public hearings and community meetings, and help secure required permits and approvals.
  • Oversee development/entitlement budgeting and bond maintenance.
  • Manage the design, budgeting, and construction of community amenities.
  • Supervise third-party HOA management and review annual HOA budgets.
  • Support starts projections and closings for new communities.
  • Build and maintain strong relationships across the market to strengthen the division’s competitive position.
  • Lead, coach, and develop the land team to drive performance and execution.

Qualifications

  • Degree in Business, Engineering, Accounting, Finance, or related field required.
  • 10+ years of combined land acquisition and land development experience.
  • Strong knowledge of real estate, negotiation, and residential land acquisition strategy.
  • Experience with due diligence, entitlements, budgeting, contracts, and pipeline management.
  • Strong communication skills with the ability to present effectively in both internal and public settings.
  • Highly organized, detail-oriented, and able to manage complex moving parts with minimal supervision.
  • Strong computer skills, including spreadsheets, scheduling tools, and data management systems.
  • Valid driver’s license and current auto insurance required.
