Job Description

Job Summary

The Upstate Business Developer is responsible for cultivating long-term, trust-based relationships with commercial property owners, managers, and developers throughout the Upstate South Carolina market. This role focuses on establishing Heritage Landcare as a strategic partner by deeply understanding client goals, aligning solutions over time, and supporting sustainable, profitable growth.

Success in this role requires consistent communication and accurate sales CRM data management to build and maintain quality relationships.

Key ResponsibilitiesStrategic Business Development
  • Build and maintain long-term relationships with commercial clients across office, industrial, medical, retail, and multi-family sectors
  • Assist with development of the market-specific growth strategy
  • Understand client priorities, challenges, and long-term objectives
Relationship & Partnership Management
  • Maintain an accurate pipeline of prospects
  • Establish Heritage as a trusted advisor through consistent presence, follow-up, and value-driven engagement
  • ​​​​​​​Invest in long-term relationship building through strategic industry association involvement, networking, and community engagement
  • ​​​​​​​Leverage LinkedIn and other professional platforms to research accounts, track relationships, and stay connected to key decision-maker.
  • ​​​​​​​Remain engaged with prospects over extended timelines, providing insight and support even when immediate opportunities are not present
  • Strategically plan and execute client events held quarterly and conduct review results to ensure continuous improvement
Internal Collaboration & Client Alignment
  • Partner closely with installation and/or region manager to ensure alignment with client expectations and operational capabilities
  • ​​​​​​​Support operations team as lead transitions from prospect to client
  • Advocate for the client internally while balancing company standards, profitability, and service excellence
  • Share market insights with the Director of Regional Operations, including emerging client needs, competitive positioning, and relationship intelligence
Reporting, Planning & Accountability
  • Maintain accurate real-time data within the CRM to track long-cycle activities so that client touchpoints and property details are accurate
  • Utilize CRM dashboards and pipeline analytics to provide transparent, quantifiable updates on account status, touchpoint frequency, and strategic milestones
  • Provide written updates during scheduled weekly One-on-One meetings with manager
  • ​​​​​​​Attend monthly company-wide sales meetings for updates on relationship development, pipeline maturity, and strategic account progress
  • Translate CRM pipeline metrics and local market feedback to assist with revenue projections and growth plans
Qualifications
  • Required
    • 3+ years of B2B business development or other relationship-based sales experience

    • Demonstrated success managing long sales cycles 

    • Experience selling recurring or service-based solutions (preferred: landscaping, facilities, or other property services)

    • Strong understanding of the Upstate South Carolina commercial real estate market

    • Exceptional interpersonal, communication, and listening skills

    • Ability to work independently while collaborating cross-functionally

    • Ability to travel to state-wide events

  • Preferred

    • Commercial landscape maintenance or landcare industry experience

    • Existing relationships with Upstate SC property owners, managers, developers, or asset managers

    • Experience working with enterprise or multi-site commercial accounts

Work Schedule: Monday - Thursday 6:30am to 5:00pm  NOTE: As a salaried employee, your work hours/Days are structured on a completion-based schedule. This means that you are required to work until all assigned jobs for the day/week are completed, which could mean working outside normal business hours including weekend days in order to meet job completion requirements.
