Job description

The Lead Facilities Maintenance Technician ensures the 24/7 operational readiness, reliability, and safety of mission-critical laboratory, data center, and facility infrastructure. This role blends multi-craft technical capabilities, electrical systems expertise, HVAC operations, and critical utility management with hands-on equipment care, team leadership, and contractor oversight. Serving as a primary interface between leadership, laboratory engineering, and external vendors, the Technician oversees complex facility infrastructure and year-round site grounds operations while driving modernization, executing preventive strategies, maintaining compliance, and monitoring automated systems.


Electrical, HVAC & Critical Utilities Maintenance

  • Equipment & Facilities Preventive Maintenances: Execute routine preventive maintenance (PM) and corrective maintenance across a diverse asset portfolio, including lab equipment, HVAC systems, critical electrical infrastructure, emergency power systems (UPS), compressed gases, and Pure Water (PW) systems.
  • Clean, System & Auxiliary Utilities Operations: Monitor, inspect, and maintain clean utilities—including water purification systems, clean steam generators, and specialized process systems—utilizing Building Management Systems (BMS) and Environmental Monitoring Systems (EMS). Perform routine checks and maintenance on auxiliary infrastructure feeding these utilities, including water softener salt levels, strainers, and fluid distribution components.
  • Cooling & Environmental Control: Perform the maintenance, troubleshooting, and repair of Data Center cooling systems, CRAC units, Air Handling Units (AHUs), and condensing units.
  • Airflow & Contamination Control: Manage airflow, environmental controls, and filter inspections to ensure air quality, system efficiency, and contamination mitigation across data centers, labs, and building spaces.
  • Troubleshooting, Controls & Emergency Response: Diagnose, service, and repair mechanical, electrical, automated, and control system failures promptly to minimize downtime. Respond swiftly to facilities and equipment alarms or emergency repair requests.
  • Power Monitoring & Safety Integration: Inspect power monitoring systems to ensure uninterrupted power supply and maintain facility fire safety panels and environmental control systems for rapid emergency response.

Multi-Craft Operations & Inter-Departmental Support

  • Cross-Functional Utilities Support: Provide high-level technical and hands-on maintenance support to the primary responsible and accountable engineering/maintenance teams handling specialized plant utilities.
  • Collaborative System Maintenance: Assist core operations teams in routine and corrective maintenance of critical plant assets, including Boilers, Deaerators, Cooling Towers, Air Compressors, Process Water Systems, Pumps, Mechanical Seals, and Heat Exchangers.
  • Auxiliary Infrastructure Support: Maintain supporting utilities feeding primary facility systems, including managing water softener salt levels, strainers, and fluid distribution lines to ensure stable operation for responsible teams.

General Facilities & Grounds Maintenance

  • Year-Round Grounds & Winter Operations: Manage all exterior property upkeep, coordinating vendor-led landscaping, pest control, and site maintenance while executing winterization and snow/ice removal protocols to keep walkways, entryways, and critical equipment access points clear for 24/7 facility and laboratory access.
  • System Inspection & Repair: Conduct preventative maintenance and structural/cosmetic repairs, including drywall patching, plastering, painting, flooring, plumbing, and basic electrical tasks.
  • Facilities Setup: Assemble, set up, or relocate machinery, plant/lab equipment, and office furniture as operations require.

Leadership, Compliance & Vendor Administration

  • Vendor Support & Management: Escort, supervise, and coordinate with external vendors for specialized repairs, landscaping, pest control, security, janitorial, and waste management services.
  • Team & Vendor Oversight: Lead and mentor junior facilities personnel, manage subcontractor performance, coordinate supplier deliveries, and enforce strict quality, lab compliance, and safety standards.
  • Record Keeping & Inventory: Maintain meticulous records of inspections, work orders, system logs, and inventory levels for winter supplies, repair parts, and facility/lab equipment.
  • Continuous Improvement: Perform quality checks on building and laboratory systems and evaluate new tools, products, and techniques to optimize operational efficiency.

Qualifications & Skills

  • Experience: 5+ years of experience in multi-craft industrial or facilities maintenance within mission-critical, data center, laboratory, pharmaceutical, or high-reliability industrial environments. Proven leadership or vendor-management experience preferred.
  • Technical Mastery: Advanced hands-on experience with commercial HVAC systems, UPS systems, emergency generators, switchgear, and Pure Water (PW) infrastructure. Strong working knowledge to support teams managing Boilers, clean steam, and industrial air compressors.
  • Automated Systems: Proficiency in operating and troubleshooting via Building Management Systems (BMS) and Environmental Monitoring Systems (EMS).
  • Problem-Solving & Communication: Strong mechanical, electrical, and structural diagnostic skills combined with clear communication and collaborative skills to effectively partner across cross-functional maintenance teams and supervise vendors.
  • Physical & Operational Requirements: Ability to work in a 24/7 operational environment, perform active physical work (including outdoor winter weather response), and support emergency call-outs.
