Job description

Facilities Technician
Location: Tiburon, CA
Silver Tree Residential, LLC is one of the fastest growing property management companies in the industry. Silver Tree Residential is looking for a dependable, quality-focused Facilities Technician to join our progressively growing team at The Hilarita, which is our newly acquired community of 102 multi-family apartments in Tiburon, CA. The Facilities Technician is responsible for the prompt and efficient performance of all tasks assigned by the Community Director and/or Facilities Director and for continuous self-improvement of skills and expertise. We are looking for a reliable team member who is willing to uphold our community to the highest standards.
Responsibilities (include but are not limited to the following) -
  • Observing the condition of the apartment complex including building(s), grounds, tenant units, and all other facilities. Perform the maintenance/ repair/ improvement of same as directed by the Community Director and/or Facilities Director.
  • Interior painting of resident units as part of the make-ready process, or as needed for special repairs.
  • Reporting to the Community Director and/or Facilities Director each morning, and as requested, for work assignments.
  • Advising the Community Director and/or Facilities Director of maintenance problems and of programs designed to solve them.
  • Satisfying service requests promptly (within twenty-four hours) and efficiently. If unusual circumstances make this impossible, the resident must be informed of the reasons for the delay.
  • Informing and making recommendations to the Community Director and/or Facilities Director of needed parts, supplies and equipment.
  • The Facilities Technician will maintain an inventory of frequently used parts and replacement items and will order to re-stock inventory on the first of each month in accordance with amounts and items approved by the Community Director and/or Facilities Director.
  • Meeting daily with the Community Director and/or Facilities Director and giving daily written reports of work completed, including all service requests and inspections sheets.
  • Leaving notices in resident apartments which state reasons for entrance and explanation of work performed.
  • Knowing current condition of all vacancies, and performing make-ready tasks in turnover units as directed.
  • Keeping a permanent record of the service requests received.
  • Observing the condition of any occupied apartment entered and reporting unusual circumstances to the Community Director and/or Facilities Director; for example, uncleanliness, size and number of pets, appearance of floors, appliances, walls, light fixtures, etc.
  • Overseeing the maintenance of exterior lighting, gutters, down-spouts, roof(s) and flashing, roadways, walks, laundry facilities, recreation areas, building(s) and grounds.
  • Knowing the location of all water, gas and power turnoffs, clean-out traps, fire hydrants, and fire extinguishers. Having available the telephone numbers of the police, ambulance service, fire department, power, gas and water companies.
  • Establishing and executing a regular preventive maintenance schedule for cleaning of furnaces and A/C coils, oiling motors and circulating pumps, exterior painting, changing of filters, replacing of light bulbs in public areas, the water heating equipment, boiler rooms and chiller equipment.
  • Stripping any discarded appliances or equipment of any usable parts.
  • Recording the serial numbers of appliances in each apartment.
  • Maintaining a clean, orderly, secure workshop.
  • Assuming on-call duty as assigned.
  • Attending all instructional classes conducted by the Community Director and/or Facilities Director.
  • Picking up any trash observed on the property while performing normal duties.
  • Policing of the property and dumpster areas morning, evening and on weekends.
  • Thinking and working safely.
  • Strictly observing company policy with regard to service requests, Budget Control sheets, and Purchase Order policies and procedures.
  • The Facilities Technician must maintain a valid driver's license, unless otherwise approved by management.
  • Maintaining a professional image and attitude in keeping with the objectives of STR and the residents' welfare.

Ideal candidates will have a minimum of 3 years property maintenance experience. It is essential that the Facilities Technician report to work at his/her regularly scheduled work hours, and have the physical capability to walk all around the property (including stairs), lift heavy items, and otherwise perform a variety of physical tasks regularly and as needed.
