Senior Analyst, Asset Management REO & Workouts Location: On-Site in the NYC Corporate Office Job Summary

The Senior Analyst, Asset Management REO and Workouts is part of Harbor Group’s Debt and Alternatives Asset Management group, which manages all the company’s preferred equity and debt investments. The Senior Analyst is responsible for providing analytical and administrative support for a variety of asset management functions across the company’s real estate debt platform.

The Asset Management Senior Analyst will report to the VP of REO and Surveillance, working closely on a portfolio of foreclosed properties and other at-risk properties. The position will additionally support the VP of Loan Workouts and interact with others on the Debt and Alternatives Asset Management team and with other corporate teams including Transactions, Investor Relations, and Accounting.

The location for this position is Harbor Group’s office in New York City.

Key Role Responsibilities:
  • Provide monthly financial and variance analysis for REO assets, non-performing loans, and other “at risk” investments.
  • Provide asset level and portfolio level budgeting, financial analysis, cash flow forecasting, and market research.
  • Join for weekly property performance calls/meetings; review property reports to monitor and assess progress on leasing, operations, and capital improvements; prepare and circulate weekly property performance updates.
  • Assist with property tax appeals.
  • Join for property site inspections and due diligence site visits; help critically assess business plan performance, property physical condition/deferred maintenance, and property leasing and operational performance; document site visit notes.
  • Keep asset management files up to date; oversee and maintain a key date tracking report; follow up with property managers, borrowers, special servicers, and others to ensure all reporting and other obligations are current.
  • Update UW models, review broker BOV and appraisals, and participate in strategic sell/hold/refi decision making; provide administrative and transactional support for property sales and refinancings.
  • Update monthly asset management dashboard reports; support monthly and quarterly investor reporting as well as ad hoc reporting requests; assist with Q&A with the investor relations team.
  • For foreclosures and deed-in-lieu transactions, support “pre-acquisition” due diligence, business planning, and budgeting; liaison with in-house and third-party property management companies, special servicers, and others; provide transactional support including ordering and review of third-party reports, etc.; assist with post-foreclosure property onboarding.
  • For designated non-performing and watchlist loans, review loan documents and loan files; monitor and assess borrower/guarantor compliance with loan covenant, reporting, and other obligations; assist with loan administration and provide general transactional support relating to, loan modifications, enforcement actions, and administration of a receiver, etc.
  • Additional duties or job functions that can be performed safely may be required as deemed necessary by Harbor Group International.
Primary Requirements Include:
  • Bachelor’s degree is required.
  • Minimum of 2 to 4 years of relevant experience in real estate and/or finance; experience in a debt platform working on REO properties and/or senior and mezzanine loans preferred.
  • Previous real estate financial analysis and modeling experience, preferred.
  • Knowledge of real estate accounting and financial statement analysis, preferred.
  • Experience working with and abstracting loan documents and other legal agreements, preferred.
  • Superior analytical and problem-solving skills.
  • An investment mindset with a thorough understanding of financial calculations such as NPV, DCF, and IRR.
  • Proficiency with MS Excel and Word required; proficiency with RealInsight, Argus, and/or Claude a plus.
  • Good written and verbal presentation and communication skills.
  • A team player who can operate effectively within a matrix management environment.
  • Excellent organizational and time management skills.
  • Ability to balance competing priorities with attention to detail
