Job description

Summary
Responsible for general maintenance and repairs in all City buildings constructed and/or maintained by Facilities Management.
Pay Range: $20 - $23/hour (Depending on qualifications and experience)
Essential Duties and Responsibilities include the following. Other duties may be assigned.
  • Schedules and performs Preventative Maintenance Program
  • Maintains and repairs ALL building systems and components within the City of Garland, including but not limited to:
    • Installs/maintains keys, locks, punch code locks, panic hardware (electrical/mechanical), and all other door hardware
    • Installs/maintains electrical systems, devices, controls, lights, lighting systems, etc.
    • Maintains card access security system components (readers, panels, etc.)
    • Maintains roofing systems and components and works with contractors on repairs
    • Installs/maintains plumbing systems, drains, water fountains, commodes, urinals, sinks, faucets
    • Test and maintain chemical treatments in cooling towers and chilled water systems
    • Troubleshoot/repair HVAC systems and all of their components with guidance from a Licensed Technician
    • Checks and maintains generators
    • General carpentry skills
    • Assists staff in hanging TVs, pictures, art, etc.
    • Repairs drywall, ceiling systems, flooring, furniture, signage, flagpoles, etc.
  • Informs Facilities Supervisor if a subcontractor is needed for repairs and/or service and gathers quotes
  • Ensure that the preventative maintenance program is completed by use of a computer and/or tablet
  • Available for rotating on-call and work overtime when requested
  • Performs other duties assigned

Minimum Qualifications
  • High School diploma or GED equivalent
  • Two years in commercial building maintenance or related field, i.e., mechanical trades, HVAC repair/maintenance, electrical repair/maintenance, plumbing repairs/maintenance or building inspections or public works inspections

Or an equivalent combination of education and experience sufficient to successfully perform the essential functions of the job.
Preferred Qualifications
Education/ Experience:
  • Bilingual in Spanish and English
  • 3+ years' experience in commercial electrical or plumbing or HVAC (including chillers, generators, and fire sprinkler systems)
  • Ability to read and create construction schedules with Microsoft Project
  • Proficient in using Adobe Acrobat Pro software
  • Auto CAD software abilities

Knowledge, Skills & Abilities:
  • General knowledge of needed tools and their proper usage
  • General knowledge of facilities maintenance
  • Skill to properly operate hand and power tools
  • Ability to use a computer and software
  • Ability to perform work without supervision
  • Ability to communicate effectively verbally and in writing in English
  • Ability to develop and maintain working relationships with other City personnel and customers

Licenses and Certifications
  • Valid Class C Texas driver's license
  • Valid State-Required Minimum Automobile Liability Insurance (prior to employment)
