Staff Title Abstractor / Title Researcher (Full Time) - Daphne/Mobile, AL
DSLD Title is seeking an experienced In-House Title Abstractor / Title Researcher to join our growing Alabama title operations team. This position is responsible for conducting accurate and timely title examinations and abstracting for residential real estate transactions within Baldwin, Mobile, Madison, and Limestone Counties.
The ideal candidate is detail-oriented, highly organized, and experienced in researching public land records to identify ownership history, liens, judgments, easements, restrictions, and other matters affecting title. This role works closely with our Escrow Officers, Closers, and Title Operations team to ensure transactions move efficiently from contract to closing.
JOB DUTIES amp; RESPONSIBILITIES
  • Perform comprehensive title searches utilizing courthouse records and online title research platforms.
  • Research and examine chain of title, ownership history, deeds, mortgages, probate records, judgments, tax records, plats, easements, and other public records.
  • Prepare accurate title abstracts and reports for review.
  • Identify title defects and communicate findings to the closing and underwriting teams.
  • Assist in resolving title issues prior to closing.
  • Maintain production deadlines while ensuring a high level of accuracy.
  • Work collaboratively with Escrow Officers, Closing Coordinators, lenders, real estate agents, and attorneys.
  • Stay current on Alabama title standards and recording requirements.
PREFERRED QUALIFICATIONS
  • Minimum of 2 years of title abstracting or title examination experience.
  • Experience researching titles in Baldwin, Mobile, Madison, and/or Limestone Counties.
  • Strong understanding of Alabama real estate law, recording practices, and title insurance requirements.
  • Ability to interpret deeds, probate records, surveys, plats, legal descriptions, and court documents.
  • Excellent analytical, organizational, and problem-solving skills.
  • Strong written and verbal communication skills.
  • Proficiency with Microsoft Office and title production software.
  • Ability to work independently while managing multiple files and deadlines.
PREFERRED EXPERIENCE
  • Experience working for a title company, real estate attorney, abstract company, or title insurance agency.
  • Familiarity with Alabama courthouse records and online land record systems.
  • Knowledge of title commitments and title policy preparation is a plus.
Residency in one of the following states is a requirement for the position: Alabama, Florida, Georgia, Louisiana, Mississippi, Tennessee, or Texas.
