Description
SUMMARY
The Assistant Project Manager will manage components of the project under the supervision of the Project Manager by assisting in planning, developing, coordinating, and handling onsite construction activities for projects. Drive, determination, and a self-disciplined approach to achieving results that meet these established criteria are necessary for successful job performance.
ESSENTIAL JOB FUNCTIONS
  • Project planning and mobilization.
  • Prepare the CPM baseline, monthly CPM schedule updates and narratives, and CPM fragments with changes and delays.
  • Assist in timely and accurate Subcontractor Purchasing including the use of S&P bonding policy.
  • Process submittals to achieve the project schedule and conformance with the contract documents.
  • Expedite the material deliveries of subcontractors and vendors.
  • Lead the RFI Process and ensure the drawings are posted and up to date.
  • Chair subcontractor preconstruction meetings with the assistance of the Project Superintendent and Project Manager.
  • Safety Planning and Performance: participation in the SOS Program.
  • Assist with management of S&P Quality Control Program.
  • Assist in weekly and monthly review of job cost reports and preparation of monthly analysis; carefully analyze cost and schedule problems and initiate new alternatives; prepare material for the "Third Point Review".
  • Assist in preparing and submitting the monthly draw requests consistent with the contract documents while achieving project revenue forecasts.
  • Support in processing and approving the monthly sub/vendor invoices in both a timely and accurate fashion.
    • Ensure strict control of subcontractors' Schedule of Values and Supplier Forms to ensure that subcontractors/vendors do not get ahead on payments.
    • Assist in the Change Management Process, both prime and subcontractor.
    • Close Out: assist with the project in accordance with the contract documents and company policy.
    • Assist with implementation of project management systems as outlined in the Operations and Procedures Manual.
    • Other duties as needed.

PHYSICAL ACTIVITIES AND REQUIREMENTS
  • Occasional heavy lifting (20 + lbs./13.6 + kg) can occur, though exertion of up to 10lbs of force is more common.
  • Strong manual dexterity for the use of common office equipment (e.g. computers, mobile devices, copiers, etc.)
  • The job is performed indoors in a construction office and at job sites (indoors and outside). Protect/safety gear (e.g. hard hat, glasses, etc.) is required while onsite. Activities include extended periods of sitting, movement, and extensive work at a computer and phone.
  • Must be able to traverse and inspect all areas of jobsite in all types of weather, if needed; this may include walking, climbing, reaching, bending, crawling, or stretching

REQUIRED SKILLS AND QUALIFICATIONS
  • B.A. or B.S.in Engineering, Construction Management or Architecture, or equivalent experience.
  • Minimum 3 years construction experience.
  • Scheduling and estimating experience.
  • Thorough understanding of plans and specifications.
  • Effective written and verbal communications skills and organizational skills.
