Building Operating Engineer

RMG Management, Inc. | Woodland Hills / San Fernando Valley, CA

Position Summary

RMG Management is seeking an experienced, hands-on Building Operating Engineer to oversee day-to-day operations, maintenance, and system performance across multiple Class B commercial and retail properties in the Woodland Hills / San Fernando Valley area. This role carries lead responsibility for HVAC systems portfolio-wide, supervises junior engineers/maintenance staff and outside vendors, and serves as the primary point of technical and operational escalation for Property Management.

Key Responsibilities

Portfolio Leadership & Supervision

  • Serveas engineeracross a multi-building Class B portfolio, coordinating maintenance priorities and staffing across sites.
  • Supervise, train, and mentor junior engineers and maintenance staff; assign and review work across properties.
  • Manage work order flow, preventive maintenance scheduling, and vendor/purchase order tracking.
  • Partner with Property Management on capital planning, vendor bids, and budget recommendations;identifyopportunities to upgrade maintenance operations and reduce costs.

HVAC & Technical Systems

  • Diagnose, repair, andmaintainHVAC systems (chillers, package units, RTUs, pneumatic and DDC controls) as the property portfolio's primary HVAC subject-matter expert.
  • Oversee installation and modification of building equipment and systems.
  • Clean, lubricate, and service pumps, valves, pneumatic controls, electrical, mechanical, and hydraulic devices.
  • Maintain andoperatefire and life safety systems, includingbut not limited tofire alarm systems,fire sprinklers,and related fire protection equipment.

General Building Maintenance

  • Troubleshoot and repair buildings and installed systems, including packaging and handling machinery, plumbing, electrical, roofs, drains, shop, andgroundsequipment.
  • Replace and repairbuilding finishessuch as ceiling tiles, door hardware, and wallpaper; paint walls, piping, floors, and equipment as needed.
  • Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions; perform preventive maintenance and document findings and corrective actions.
  • Record readings andmakeadjustmentsasnecessary toassureproper equipment operation.

Tenant & Vendor Relations

  • Work with Property Management tomaintaina positive, responsive environment for staff, tenants, and vendors.
  • Make tenant suites available and ready for move-in; coordinate tenant improvement readiness across multiple properties.
  • Respondimmediatelyto emergency situations and service requests; lead resolution of escalated issues across the portfolio.

Compliance & Safety

  • Comply withall applicable codes, regulations, governmental agency requirements, and Company directives; practice safe work habits across all managed sites.
  • Use technology such as smart phones, tablets, computers, web-based applications, Yardi, and building automation systems.
  • Ability tolift upto 50lbs; climb ladders and work at heights, in confined spaces, and in outdoor/mechanical-room environments.

Qualifications

  • 5+ years of experience in commercial/retail property engineering, including multi-site responsibility (required).
  • Strong HVAC background — installation, troubleshooting, and preventive maintenance of commercial systems (required).
  • Prior experience supervising or leading maintenance/engineering staff (required).
  • Yardi software experience, particularly work order modules (preferred).
  • EPA Universal Certification (required).
  • Valid Driver's License (required).
  • Englishrequired; bilingual English/Spanish a plus.
  • Proficient use and care of tools and equipment used in facility andgroundsmaintenance.

Schedule

Full-time. On-call/emergency response rotation required across the managed portfolio; specific schedule and on-call compensation to be discussed at offer stage.

Compensation

Pay range: $32.00–$38.00 per hour ($66,560–$79,040 annualized), depending on experience and certifications.
