WinnCompanies is looking for an Assistant Property Manager to join our team at The Knolls Apartments, a 260-unit affordable housing community located in Orange, CA.
In this role, you will support the Property Manager in managing all aspects of the community, including leasing, accounts receivable, accounts payable, service requests, and customer service.
The pay range for this role is $24.00-$26.00 per hour dependent on experience. Additionally, the selected candidate will typically work: Monday through Friday, from 8:00 AM to 5:00 PM.
Responsibilities:
  • Monitor collections and post rent payments.
  • Enforce the collection policy and initiate legal action when required.
  • Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, recertifications and negotiating lease renewals.
  • Provide exceptional customer service.
  • Respond timely to resident issues and complaints promoting positive resident relations.
  • Assist in all facets of physical and financial Management as needed and assigned.
  • Act as Property Manager in absence of the Manager for specified amounts of time.
  • Prepare financial reports for the Property Manager as well as resident correspondence and recertification notices.
  • Monitor the flow of accounts payable from issuing purchase orders to processing invoices.
Requirements:
  • High school diploma or GED equivalent.
  • 1 - 3 years of relevant property management experience.
  • 1 year of supervisory / managerial experience.
  • Experience with LIHTC (Low Income Housing Tax Credit)
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Proficient with web-based applications and various computer systems, such as Microsoft Office.
  • Outstanding verbal and written communication skills.
  • Excellent customer service skills. Superb attention to detail.
  • Adaptable to change.
  • Ability to multi-task in a fast-paced office environment.
  • Ability to work with a diverse group of people and personalities.
Preferred Qualifications:
  • Associate's degree.
  • Experience with LIHTC and HUD.
  • Bilingual in English and Spanish.
  • Good understanding of the certification / recertification process.
  • Experience with Yardi or RealPage property management software.
