Job Summary

Dean Builds is accepting applications for Site Manager. The Site Manager speaks on behalf of Dean Builds regarding assigned construction status and milestone dates. They identify and make construction specific purchases. The Site Manager is responsible for stopping construction, or other processes as required to ensure safety and production quality when a concern is discovered.

Responsibilities:
  • Responsible for driving the day-to-day needs of their assigned construction project.
  • Making sure that all construction activities are performed in a timely and cost-efficient basis to effectively meet all scheduled due dates and job estimates regarding materials and labor.
  • Coordinate all job-related activities to maintain a safe and productive environment and adhere to all OSHA Construction Standards for all on-site personnel.
  • Complete and manage all required safety and operations documentation.
  • Conduct daily/weekly safety inspections and weekly safety meetings with all subcontractors.
  • Keep the job site neat, clean and organized at all times.
  • Maintain full knowledge of all drawings (shop, architectural, structural, MEP), ensure most current drawings and specifications for usage on all projects prior to any commencement of work.
  • Verify quality control and check all materials, assemblies, and workmanship for compliance with specifications, details and drawings.
  • Maintain tight controls on all labor and material needs to ensure operational efficiencies and overall budgetary controls.
  • Provide schedule updates on a weekly basis to the Project Manager.
  • Communicate the schedule on a daily basis with each subcontractor foreman on site.
  • Interact with subcontractors, architects, engineers and clients as required to maintain quality construction throughout the project.
  • Identify any potential problems or issues as soon as possible and develop proposed solutions prior to seeking assistance from upper management, design-team members, and/or the client.
  • Contact all subcontractors prior to their commencement of work to confirm their schedules and job performance expectations from Dean Builds.
  • Work closely with clients to maintain a high-level of customer satisfaction.
  • Prepare meeting agendas, conduct weekly subcontractor coordination meetings, and submit meeting meetings.
  • Prepare pre-construction, project kickoff meetings, and meeting minutes per all applicable trades.
  • Complete project flash reports every Friday afternoon prior to the Monday status meetings.
  • Perform project set-up, punch-out and close-out.
  • Maintain Procore construction software in a timely manner. This is especially important for all requests for information (RFI’s), daily reports and photos, three-week lookaheads, and material delivery logs.
  • Provide logistics and signage plans.
  • Proper completion of all miscellaneous tasks, including but not limited to: installing temporary signage, BMP mailbox, temporary handrails, safety barricades, temporary doors/enclosures, accessories, operating forklift/skid steer, offloading deliveries/materials, sweeping, vacuuming, dusting, and picking up trash, etc.
  • Strive to achieve the company goals and directives.
  • Identify and pass on to sales team, any potential opportunities identified during daily communications with customers.
  • Other duties that may be assigned.
Minimum Requirements:
  • Commercial Construction Experience required, restaurants and multi-family preferred.
  • In-depth knowledge of OSHA guidelines, equipment and construction procedures.
  • Experience working with Procore (project management software) a plus.
  • Must be computer proficient, PC, Microsoft Office, MS Project.
  • Excellent communication skills. Able to interact with all levels being served.
Physical Requirements:

Employees must be able to function well with regard to the following:

  • Uncontrolled environmental conditions.
  • Constant change in weather and site conditions.
  • Occasionally lifting up to 75 lbs., routinely lifting 50 lbs.
  • Climbing, balancing, stooping, kneeling, crouching, crawling, bending, twisting, pushing, pulling, seeing and reading and reaching to perform everyday job tasks.
