High End Residential Construction Project Manager


Location: Norfolk, VA.


Lead a Complex Oceanfront Custom Home Project

Contractor Staffing Source has been retained to find an experienced construction leader to join a team for a unique, high-end oceanfront custom home project in Norfolk, VA. This is a one-time, 12-15 month 1099 opportunity working directly with the homeowner GC, who is a respected leader in the residential construction industry, and two other dedicated team members who handle the accounting, contract, selections, and design aspects of the project. The project combines commercial-level construction complexity with luxury custom-home detail.


We are seeking a hands-on High-End Residential Construction Project Manager to oversee daily site operations for a complex oceanfront custom home. The right person will manage trade coordination, schedule, quality control, communication, and problem-solving from the job site. This role is ideal for a seasoned PM with field experience, a strong superintendent ready for a larger leadership role, or an experienced construction professional looking for a high-visibility luxury residential project.


Key Responsibilities

  • Maintain full-time on-site presence throughout the project duration to manage daily construction activity in Norfolk, VA.
  • Coordinate subcontractors, vendors, inspections, and deliveries
  • Produce and maintain short- and long-term project schedules
  • Meet high-end construction quality standards with luxury finishes, uphold excellent jobsite organization, and consistently ensure full compliance with OSHA safety requirements
  • Communicate clearly with the homeowner, designer, architect, and off-site team members
  • Identify issues early and drive practical solutions
  • Use project management technology (i.e. CoConstruct, BuilderTrend, SPOT) to keep information organized and current
  • Ensure the finished home reflects the quality and detail expected of a luxury custom build
  • Operate independently and confidently without requiring constant oversight from the owner
  • Note that submittal/RFI management, vendor contracts, and procurement coordination are handled by others on the team. This role is field-execution focused.


Qualifications

  • Strong experience in high-end residential construction
  • Strong, proven experience in reading detailed blueprints and the ability to navigate construction documents confidently
  • Proven ability to manage complex, multi-million dollar custom home projects
  • Comfort working independently from an active job site
  • Strong communication, organization, and trade coordination skills
  • Detail-oriented, proactive, accountable, and solutions-focused
  • Experience with oceanfront, high finish detail, commercial materials, and technically complex projects is a plus
  • High integrity and commitment to seeing the project through completion
