Job description

About This Job

The Assistant Superintendent will oversee the field construction process and coordinate subcontractor work across a wide range of trades including framing, roofing, concrete, sheetrock, HVAC, electrical, plumbing, masonry, earthwork, retaining walls, pools, painting, cabinets, counters, flooring, and landscaping as assigned by the Superintendent.

Essential Functions & Responsibilities
  • Act as a representative and advocate of JPI's Culture and Guiding Principles.
  • Responsible for quality, schedule and performance for assigned trades/section of the project.
  • Perform Material Manager duties.
  • Conduct inspections, prepare punch lists and ensure each item is completed prior to inspection.
  • Lead when turning units.
  • Schedule and inventory deliveries of direct purchased materials such as lumber, trusses, rough hardware, windows, flag poles, fire extinguishers, mailboxes, and temporary door locks.
  • Coordinate trash dumpster deliveries, order rented equipment, and maintain equipment.
  • Assess the status of construction to determine the order in which to complete the project.
  • Prepare agenda and minutes of safety/production meetings as assigned by supervisor.
  • Schedule third‑party and city inspections, as assigned by supervisor.
  • Inspect subcontractors’ work for compliance with Quality Control and ADA/FHA checklists.
  • Maintain and enforce company’s safety policies; conduct safety walks with the safety inspector and record in Procore.
  • Conduct QC inspections for all required phases of construction.
  • Coordinate temporary laborers, dumpster hauling, and help prepare information pertaining to RFIs.
  • Review approved submittals before engaging subcontractors to work, schedule pre‑con meetings and help prepare as‑built information.
  • Schedule city inspections and participate with the actual inspections; conduct rough frame walks and coordinate readiness for an inspection.
  • Maintain temporary facilities on site, coordinate parking of workers, and help prepare and maintain 2-week and 4-week look‑ahead schedules.
  • Coordinate box walks, mock‑ups, and elevator construction; work with the punch carpenter for accuracy and completeness.
  • Coordinate and maintain storage/laydown areas, temporary toilets, hand wash stations, parking, and clean‑up labor.
Non‑essential Functions & Responsibilities
  • Lock up and close down the job site.
  • Sign in new building materials.
  • Assist in the resolution of on‑site subcontractor issues.
  • Compile information on subcontractor employee headcounts for the Daily Report.
  • Other duties may be assigned by the supervisor.
Education, Work Experience, & Physical Requirements
  • High School diploma or equivalent.
  • Bachelor’s degree in construction or related field is preferred.
  • 4-6 years of experience preferred.
  • Minimum of five years of construction experience with at least three years of multi‑family construction experience required.
  • Must be familiar with multi‑family construction procedures.
  • Must have good working knowledge of construction scheduling practices.
  • Must be PC proficient.
