Job Title: Maintenance Tech

Reports to: Facilities Manager

Department: Facilities

FLSA Status: Non-exempt


This job description reflects management's assignment of essential functions; it does not prescribe or restrict the tasks that may be assigned.


SUMMARY OF RESPONSIBILITIES

The Maintenance Worker will be responsible for ensuring that Lynn County Healthcare System facilities are clean and in good operating condition.

ESSENTIAL JOB FUNCTIONS

  • Perform routine building maintenance duties, including painting, minor electrical repairs, plumbing, carpentry, and heating and ventilation systems maintenance.
  • Maintain interior of the building, as well as machinery and equipment, and exterior of the building.
  • Conduct fire drills, test fire extinguishers and fire alarm systems.
  • Performs ground maintenance including removing leaves and debris, mowing, weed eating and edging all facility grounds.
  • Perform renovations as needed.
  • Perform and complete daily work orders as they are received.
  • Comply with all safety and health regulations and LCH policies/procedures.
  • Keep inventory of maintenance and cleaning supplies and equipment, and report needs to supervisor.
  • Respond to emergency calls for maintenance and repairs.
  • Diagnose and troubleshoot issues.
  • Work with and maintain relationships with contracted vendors.
  • Attends in-service training and education sessions, as assigned.
  • Performs specific work duties and responsibilities as assigned by supervisor.
  • Full-time position with on-call rotations.


KNOWLEDGE AND ABILITY

  • Must have effective communication skills, both oral and written.
  • Ability to read and interpret safety rules, operating and maintenance instructions, and other manuals and documents.
  • Have the ability to promote a courteous, calm atmosphere.
  • Be able to work cooperatively with other departments and all employees within the system.
  • Show the ability to demonstrate initiative by actively seeking additional duties, as well as accepting, performing and completing all duties as assigned.



Requirements:

EDUCATION AND EXPERIENCE

  • Have a High School diploma/GED preferred.
  • 2+ years experience preferred
  • Knowledge of HVAC, plumbing, electrical, carpentry and mechanical systems (including relevant equipment and tools) is a plus.


PERSONAL AND PUBLIC CONTACT

The Maintenance Worker will have personal contact with all levels of staff, patients, visitors, and government agencies.


PHYSICAL/MENTAL CONDITIONS

The Maintenance Worker must be able to lift up to and over 100 lbs. The position requires bending, stooping, crouching, walking, pushing, pulling, and the ability to climb at least 8 flights of stairs and/or move and climb ladders of varying heights. The physical demands of the position are frequently extreme and require the highest level of concern for personal and resident/patient safety. Senses must be intact or correctable to acceptable levels and be mentally alert.


EQUIPMENT USED

The Maintenance Worker will use the following equipment: various maintenance equipment and tools; various medical equipment utilized in the care of patients, computer and various computer programs, copy machine, fax machine, and telephone usage, various outside yard equipment and machinery. Personal protective equipment (PPE), such as goggles or protective eye wear, breathing mask and vinyl disposable gloves will be provided when needed.


OSHA TASK CATEGORY III

Tasks that involve little or no exposure to blood, body fluids, or tissues.


COMPLIANCE

Responsible for abiding by all policies and procedures to include the Code of Ethics and the principles and standards set forth for conducting business and affairs.


Health Insurance Portability and Accountability Act of 1996 (HIPAA)

The Maintenance Worker will be responsible for abiding by all policies and procedures relating to HIPAA.
