Job description

The Building Engineer is responsible for overseeing the safe, efficient, and effective operation and maintenance of a building's infrastructure. This includes HVAC, plumbing, electrical, fire safety, and other building systems. The successful candidate will play a critical role in ensuring the building operates efficiently, safely, and in compliance with all regulations, providing tenants and visitors with a safe and comfortable work environment.


  • Oversee and maintain key building systems, including HVAC, plumbing, electrical, and fire protection; ensure all systems are operating efficiently, safely, and within manufacturers’ specifications.
  • Perform scheduled preventative maintenance tasks.
  • Conduct regular inspections of mechanical, electrical, and plumbing systems.
  • Ensure proper calibration and performance of HVAC systems.
  • Troubleshoot and resolve building system issues promptly to minimize disruptions.
  • Monitor energy consumption and implement energy-saving initiatives to reduce utility costs.
  • Review energy efficiency reports and identify areas for system optimization.
  • Coordinate and supervise external contractors for specialized tasks such as elevator maintenance or large-scale repairs.
  • Oversee vendor work and ensure timely completion of projects, minimizing disruptions to building operations.
  • Conduct regular safety inspections of common areas, equipment, and emergency systems (e.g., fire alarms, emergency lighting, etc.).
  • Respond to tenant service requests, ensuring issues related to building systems are addressed promptly and professionally.
  • Communicate with tenants regarding maintenance schedules, disruptions, and ongoing improvements.
  • Provide support for tenant improvement projects, ensuring minimal disruption to their operations.
  • Maintain accurate records of inspections, preventive maintenance, repairs, and system upgrades.
  • Assist with preparing regular reports on building system performance, maintenance issues, and energy usage.
  • Track warranties and service agreements for building equipment and systems.
  • Implement emergency procedures to handle system failures, power outages, and other crises.
  • Assist in training maintenance technicians on proper procedures and safety standards.
  • Perform regular inspections and audits of the building to ensure compliance with codes, safety regulations, and operational efficiency.
  • Report any deficiencies and recommend improvements to building management.
  • Manage and monitor inventory levels of building supplies, tools, and equipment; order replacement parts or equipment as needed to ensure smooth operation.
  • Assist in promoting eco-friendly initiatives and participate in sustainability efforts to reduce the building’s environmental footprint.
  • Participate in 24/7 On-Call rotation as directed by supervisor.
  • May perform other duties as assigned by the property management team and supervisor.

  • High school diploma or equivalent
  • Vocational training or certification in building systems, HVAC, plumbing, or mechanical maintenance is preferred.
  • A minimum of 5 years of building maintenance experience, including at least 3 years in a commercial office building.
  • Knowledge of commercial building systems, including boilers, heaters, chillers, pumps, refrigerant systems, air handlers, variable air volume units, compressors, plumbing, fire suppression, smoke control, elevators, emergency generators, building security, energy management systems, etc. Siemens Apogee EMS experience is preferred.
  • Ability to work independently and manage multiple tasks in a fast-paced environment.
  • Ability to use computers and smartphones to track daily tasks and communicate with colleagues.
  • Working knowledge of OSHA, NFPA, and life safety codes and regulations is preferred.
  • Technical and problem-solving abilities, including those related to mechanical controls, Energy Management and Building Automation Systems.
  • Working knowledge of web-based work order systems, such as Angus, Facility Manager, Building Engines, or ETS is preferred.

Hourly pay range is $38.46 to $45.67.
