Senior Construction Project Manager

Location: On-Site Compensation: $150,000 – $190,000 base

THE OPPORTUNITY

We’re looking for a Senior Construction Project Manager to take the field lead on active ground-up projects — from groundbreaking through certificate of occupancy. This is a high-impact, high-visibility role. You’ll be the primary project leader on-site, trusted with budgets of $10M+, a full subcontractor roster, and direct coordination with ownership and design teams.

WHAT YOU’LL DO

Scheduling & Planning

  • Build and enforce detailed project schedules using MS Project and Procore
  • Sequence all subcontracted trades and in-house site work crews
  • Spot schedule risks early and drive recovery plans before they become problems
  • Lead pre-construction planning: constructability reviews, phasing, logistics

Budget & Cost Management

  • Own the project budget — track committed costs, forecast variances, report to ownership
  • Review and approve sub pay applications, invoices, and lien waivers
  • Evaluate, negotiate, and process owner and subcontractor change orders

Subcontractor & Site Management

  • Solicit bids, level scopes, and assist in awarding subcontracts across all trades
  • Run on-site subcontractor coordination meetings and hold subs to their scopes
  • Coordinate closely with our in-house site crew on earthwork, utilities, paving, and improvements
  • Manage site logistics, staging, access, and overall jobsite organization

Quality, Safety & Inspections

  • Conduct regular site inspections against approved plans and specifications
  • Enforce OSHA compliance and hold all subs accountable to safety standards
  • Coordinate building department and third-party inspections
  • Serve as field-side point of contact in meetings; resolve design conflicts and field conditions in real time

Documentation & Reporting

  • Maintain complete project records: RFIs, submittals, change orders, meeting minutes, daily reports
  • Deliver project status reports covering schedule, budget, safety, and open issues
  • Keep as-built records current throughout construction

Project Closeout

  • Drive the project to certificate of occupancy — on schedule
  • Manage punch list creation, distribution, and completion across all trades
  • Collect warranties, O&M manuals, as-builts, and final lien releases
  • Support a smooth handoff to leasing, property management

WHAT YOU BRING

  • 5–10 years of project management experience on ground-up mixed-use, multifamily, or commercial construction
  • Proven track record managing subcontractors and self-perform site work operations
  • Experience owning project budgets of $10M or greater
  • Deep knowledge of construction documents, means and methods, and building systems
  • Proficiency with Procore (or equivalent) and scheduling tools such as MS Project
  • Solid command of OSHA regulations and jobsite safety practices
  • Strong communicator — written, verbal, and in the field — with the ability to lead teams and manage up
