The Opportunity

Seneca is a vertically integrated multifamily developer-builder with an active 468-unit pipeline across four Portland-area assets. Seneca has an in-house construction team supporting all Seneca’s projects. Compensation includes annual salary, company healthcare benefits, and performance-based incentives tied to schedule, budget, safety and quality outcomes.

The Role
__________________________________________________________________________________________________________________

Seneca is hiring a Project Superintendent to run day-to-day field operations on a 68-unit, $15+M multifamily project from mobilization through certificate of occupancy. This is a full general contractor superintendent role: the candidate owns the master schedule, coordinates all trades, enforces quality control across every scope, and reports directly to the project manager and ownership. This is not a single-trade or subcontractor superintendent position.

Key Responsibilities
__________________________________________________________________________________________________________________

Scheduling & Coordination

• Build and maintain the baseline master schedule with the PM, including procurement of long-lead items, deferred submittals and all critical path and major milestones (permit, structural completion, dried-in, permanent power, mockup approval, substantial completion, TCO, turnover)

• Update the master schedule weekly

• Issue a 3 to 6 week look ahead and confirm subcontractor commitments by phone,email and meetings.

• All permitting and schedule inspection coordination with AHJ’s and Owner Consultants

• Lead subcontractor coordination weekly meetings

• Site logistics - Phasing

Quality Control

• Review and understand all contract documents and subcontract scopes

• Verify layout and dimensional accuracy at each phase

• Review all submittals and RFI’s

• Manage mockups and gain design/owner approval

• Own the punch list process, starting well before turnover

Documentation

• Complete a daily report in Procore with photos, manpower count, inspections, weather, meetings, etc.

• Support Project Engineer (PE) who manages Submittals & RFIs to maintain a current document set onsite for all subcontractors & AHJ’s.

• Change Management Process working with PM & PE

• Existing Field Conditions and any deficiencies corrected.

• Maintain documentation files and wall postings for AHJ permit inspection cards

• Maintain a complete set of as-builts and ensure subcontractors are maintaining their as-builts as the job progresses.

Safety

• Enforce PPE & OSHA compliance and Seneca's specific site safety plan

• Run weekly safety meetings and maintain required jobsite safety documentation

• Safe & ecure jobsite including lockup after working hours

• Public and neighborhood safety.

• Verbal and written safety violations and injury reporting

• MSDS Binder

• Maintain a clean and orderly jobsite

Cost Control

• Understand the prime contract

• Understand Project GMP Budget & Cost Codes. Maintain budget & mitigating risk.

• Flag potential change order requests to the PM same-day

• Verify subcontractor time and material tickets only

• Manage rental equipment and tools purchased.

Required Qualifications

GC-Side Multifamily Experience: Direct general contractor superintendent experience on ground-up multifamily project of 50 units or more.

Technical Scope

• Structural and foundation systems

• Framing and building dry-in

• Building envelope and waterproofing (high scrutiny area given moisture-related liability on multifamily assets)

• MEP rough-in sequencing across multiple floors

• Fire and life safety systems

• Interior finish coordination across multiple unit types

Track Record

• Demonstrated unit-turn velocity during finish phase on at least one prior multifamily project

• Experience managing 15 to 25 concurrent subcontractors at peak

Preferred Qualifications

• Proficiency with Procore or equivalent construction management software

• Working familiarity with Bluebeam for markup, redlines, and drawing review

• Working familiarity with Microsoft Project for schedule development and lookahead tracking

• General proficiency with Microsoft Office (Word, Excel, Outlook) for daily reporting and correspondence

• Prior experience navigating Portland BDS permitting and inspection sequencing

• 10 to 15+ years total construction supervision experience
