We are searching for the best talent for FM Mechanical Systems Lead located in Gurabo, PR.
The Facilities Management Mechanical Systems Lead is responsible for ensuring reliable, code-compliant, and energy-efficient operation of mechanical systems across the Gurabo campus. This role leads and serves as technical owner for mechanical design review and sustaining activities focused on facilities and utility systems: preventive and corrective maintenance strategies, commissioning activities, and capital project support while partnering with operations, safety, and business stakeholders to support uptime, cost control, and regulatory compliance.
Key Responsibilities
Own replacement and reliability strategy for critical mechanical utility systems, including HVAC, chilled water, hot water/steam, domestic water, and compressed air, in partnership with site service providers and department standards.
Lead mechanical systems technical oversight for reliability-centered maintenance, failure-elimination, and asset performance initiatives to improve equipment reliability, availability, maintainability, and asset life.
Analyze KPIs, system performance trends, capacity constraints, and energy consumption to reduce unplanned maintenance and identify optimization opportunities.
Serve as the technical engineering lead for site utility systems, ensuring reliable GMP and non-GMP infrastructure operation and alignment with business growth needs.
Provide engineering oversight for system upgrades, modifications, technical specifications, design reviews, commissioning, startup, and operational readiness.
Lead complex root cause investigations for utility and infrastructure failures and implement corrective and preventive actions to eliminate recurring failure modes.
Drive continuous improvement projects that strengthen system robustness, maintenance effectiveness, operational performance, and risk reduction.
Support change controls, investigations, CAPAs, deviations, quality events, audits, and inspections as an engineering assessor, executor, and technical representative.
Ensure engineering documentation, designs, and system changes comply with GMP, EHS, ASHRAE, NFPA, IBC, and applicable local code requirements.
Partner with FM Operations, contractors, and service providers on maintenance strategies, CMMS work plans, troubleshooting, procurement, scope development, execution oversight, and closeout verification.
Support capital planning, long-range asset replacement, project prioritization, emergency escalation, incident investigations, stakeholder communication, and technical mentoring for engineers, technicians, and operations staff.
Ensures all engineering and project work is performed in compliance with cGMP, quality systems, EHS, OSHA, regulatory requirements, and internal procedures.
Works collaboratively with management to develop and progress quality engineering strategies and methods to produce leading-edge customer-tailored engineering final deliverables.
Other responsibilities as assigned.
Qualifications
Required:
Bachelor's degree in Mechanical Engineering or related engineering discipline.
Minimum 6 years' professional experience with at least 4 years in engineering roles in facilities and utilities mechanical engineering, or equivalent industry experience.
Experience in regulated or mission-critical environments (pharmaceutical, healthcare, data center, laboratory).
Demonstrated experience with HVAC and central plant systems, piping/pumps, boilers/chillers, water systems, steam generation and distribution and compressed air systems.
Proficient with design tools and documentation: AutoCAD and/or Revit (BIM); ability to read and produce mechanical drawings and specifications.
Experience with CMMS platforms (e.g., Maximo, SAP) and familiarity with maintenance planning best practices.
Strong understanding of codes and standards: ASHRAE, NFPA, IBC, local mechanical and plumbing codes.
Excellent troubleshooting, analytical, and root-cause investigation skills to develop corrective actions for equipment and system failures.
Strong written and verbal communication skills with ability to interact effectively with technical and non-technical stakeholders.
Ability to work on-site, respond to after-hours calls, and support emergency situations as required.
Ability to work effectively with cross-functional teams, contractors, and service providers.
Bilingual English and Spanish.
Preferred:
Professional Engineer (PE) license or working toward licensure.
Master's degree in Mechanical Engineering or other related discipline.
Certifications such as PMP, CRE (Certified Reliability Engineer), CEM (Certified Energy Manager), LEED AP, or relevant commissioning credentials.
Proven project management skills: scoping, budgeting, scheduling, risk management, and contractor oversight.
Familiarity with building automation systems (BAS/SCADA) integration and advanced control strategies.
Experience implementing energy conservation measures, utility optimization, and sustainability programs.
Prior leadership experience in cross-functional teams and mentoring technical staff.
Knowledge of life-safety and fire protection system interactions with mechanical systems.
Experience serving as a technical SME during regulatory inspections and audits.
