What is strata management?

Strata management refers to the professional administration of properties that are subdivided into individual units, such as apartment buildings, townhouses, or commercial complexes. Strata managers handle the day-to-day operations of these properties, including financial management, maintenance, compliance with relevant laws, and facilitating communication between owners and residents. Their role is to ensure the property is well-maintained, properly insured, and that all owners comply with the strata by-laws. Strata management is essential for the smooth running of shared property arrangements and helps protect the value of the property over time.

What are some common challenges faced by strata managers and how can they be effectively managed?

Strata managers often face challenges such as balancing the interests of multiple owners, managing disputes, and ensuring compliance with complex legislation. Effective communication, strong organizational skills, and a thorough understanding of strata laws are essential for addressing these issues. Successful strata managers build trust by being transparent, responsive, and proactive in resolving conflicts, as well as by staying up-to-date with industry best practices. Collaborating closely with committee members and tradespeople also helps create a smooth and well-run strata community.

What are the key skills and qualifications needed to thrive as a strata manager, and why are they important?

To thrive as a Strata Manager, you need a solid understanding of property law, financial management, and strata legislation, often supported by relevant certifications or licenses. Familiarity with strata management software, accounting tools, and compliance systems is typically required. Exceptional communication, negotiation, and conflict-resolution skills set outstanding professionals apart in this role. These abilities are crucial for efficiently managing properties, ensuring legal compliance, and fostering positive relationships among property owners and stakeholders.

Job description

Weโ€™re looking for a strategic leader and trusted advisor to join our team as SVP, Treasury Management, based out of our downtown Austin offices. This inโ€‘person role offers a unique opportunity to shape the future of Horizonโ€™s Treasury functionโ€”building the team, guiding the strategy, and delivering highโ€‘impact solutions to help our business clients thrive. As a key partner to our Lending teams and executive leadership, youโ€™ll lead with vision while staying close to the details, building meaningful relationships, identifying growth opportunities, and ensuring a seamless customer experience from onboarding to ongoing support. Youโ€™ll thrive in this role if you bring strong business acumen, a collaborative mindset, and a passion for making things betterโ€”for our customers, our team, and the communities we serve. Local travel in the Austin area is expected, as is the opportunity to make a lasting impact across the organization.

What Will I Do?

Key Responsibilities:

  • Provide visionary leadership for Horizonโ€™s Treasury Management functionโ€”setting direction, driving growth, and leading a highโ€‘performing team of relationship bankers, implementation specialists, and support staff.
  • Build and scale a bestโ€‘inโ€‘class Treasury team by recruiting, developing, and retaining top talent, fostering a culture of collaboration, accountability, and innovation.
  • Champion crossโ€‘functional collaboration across the organizationโ€”partnering with Lending, Deposit Operations, STRATA Trust, and other business lines to deliver integrated, seamless solutions and exceptional client experiences.
  • Serve as a strategic advisor to key customersโ€”deepening relationships, identifying tailored treasury solutions, and unlocking crossโ€‘sell opportunities that deliver longโ€‘term value.
  • Lead product strategy for Treasury Management servicesโ€”representing the voice of the customer in internal discussions and helping shape the roadmap for evolving solutions.
  • Own the growth strategy for Treasury Managementโ€”developing and executing plans to expand market share, grow fee income, and strengthen Horizonโ€™s competitive positioning.
  • Guide complex sales efforts by crafting compelling valueโ€‘based proposals that clearly articulate the strategic impact of our Treasury offerings on client businesses.
  • Represent Horizon in the communityโ€”participating in industry forums and building strong market presence through proactive networking.
  • Leverage data and market insights to continuously improve Treasury offerings, identify emerging needs, and drive process and service enhancements.
  • Be a handsโ€‘on leaderโ€”willing to roll up your sleeves and model the kind of teamwork, hustle, and problemโ€‘solving we expect at every level.
  • Contribute to the broader success of Horizon by sharing insights, driving key initiatives, and stepping into special projects that benefit the organization.
  • Other duties as assigned and/or taken on.
Am I the Right Fit?

We are searching for professionals who have had proven success in their past careers, are selfโ€‘motivated, and have a great attitude to join our team.

Specific requirements include:

  • Minimum: Bachelorโ€™s Degree and 10+ years of treasury experience; or the equivalent combination of education and experience, which demonstrates the knowledge, skills, and abilities to perform the job duties of this position.
  • Successfully led and managed a treasury team including senior relationship bankers and treasury implementation and support.
  • Proven track record of developing future leaders of an organization.
  • Ability to contribute immediately to business development strategies and drive growth initiatives.
  • Positive, selfโ€‘motivated, and teamโ€‘oriented with a collaborative and proactive approach.
  • Strong decisionโ€‘making skills with the ability to lead change, support company growth, and embrace opportunities for personal and professional development.
Desired Qualifications
  • 8+ years of direct industry experience at a $2B+ bank.
  • 5+ years of management experience.
  • 4+ years in a treasury, cash management, or business development role.
  • CTP certification is a plus.
