The Property Manager is the on-site business leader, responsible for driving sales, managing daily operations, developing team members, and delivering strong financial resultsโ€”while creating a welcoming, professional, and well-maintained environment for customers.ย 

Whatย Youโ€™llย Do:ย 

  • Drive occupancy, revenue, and overall financial performance through effective pricing, sales execution, expense management, and local marketing efforts.ย 

  • Deliver excellent customer service and build strong, lasting customer relationships.ย 

  • Analyze market trends, competitive rates, and occupancy data to support rental rate adjustments and promotional strategies.ย 

  • Lead sales conversations, convert inquiries into rentals, and ensure a high-quality customer experience from first contact to move-in.ย 

  • Recruit, train, coach, and lead a team of approximately 2 employees with a focus on performance, accountability, and development.ย 

  • Lead by example with collaboration and communication across the team, fostering culture of support and partnership.ย ย 

  • Manage all expenses toย budgetย including labor.ย ย 

  • Execute marketing initiatives including promotions, community outreach, and local partnerships to increase visibility and referrals.ย 

  • Maintain Morningstar standards for safety, cleanliness, and curb appeal, serving as the ultimate owner of overall property appearance, vendor performance, and day-to-day site conditions โ€” a core responsibility of the role.ย 

  • Oversee vendor relationships and ensure all services, repairs, and maintenance meet company standards.ย 

  • Proactivelyย identifyย and implement operational improvements that enhance efficiency, consistency, and customer satisfaction.ย 

  • Remain current with industry and competitor trends to meet evolving customer needs and profitability.ย 

  • Take the lead on special projects or initiatives.ย 

  • Follow policies and procedures and use tools (technology platform, daily checklists, lead-to-lease, delinquency management, etc.) with accuracy and attention to detail.ย 

  • Other related duties as assigned.ย 

What You Bring:ย 

  • High school diploma or GEDย required.ย 

  • Bachelorโ€™s degree preferredย 

  • Valid driverโ€™s license in the state of employmentย requiredย for occasional work-related tasks requiring driving.ย ย 

  • Sales and customer service experienceย required,ย forย exampleย in property management, retail, hospitality,ย restaurantย or a service-based environment.ย 

  • Strong leadership and decision-making skills with a business-minded approach.ย 

  • Comfort reviewing and interpreting performance metrics related to occupancy, pricing, and revenue.ย 

  • Ability to lead independently while collaborating effectively with district and corporate partners.ย 

  • Proficiencyย in computer skillsย required, including Microsoft Office Suite, email, and the ability to navigate multiple systems throughout the workday.ย 

  • Willingness to work some weekends and travel (by plane) for training as needed.ย
