THE ROLE

The Maintenance Supervisor is the operational backbone of Marina Sol Apartments.

This is not a desk role. This is not a โ€œcall it in and check laterโ€ position.

You are responsible for the physical condition, safety, readiness, and long-term performance of the asset. Your leadership shows up in every unit turn, every inspection, and every resident interaction.

If you tolerate shortcuts or deferred maintenance, this is not the role. If you lead with urgency, precision, and pride in the assetโ€”we want you here.


THE MISSION

You own the physical execution of the property.

That means:

  • Market-ready units delivered without excuses
  • Preventative maintenance completed without reminders
  • Clean, safe, fully functioning systems at all times
  • A maintenance team that executes with discipline and consistency
  • You protect the value of the asset by how you lead every day.

WHAT YOUโ€™LL DO
  • Lead Maintenance Operations Diagnose and complete work orders with speed, accuracy, and professionalism
  • Ensure all repairs meet company standards, safety protocols, and applicable codes
  • Lead by exampleโ€”hands-on when needed, decisive always

OWN THE MAKE-READY PROCESSES
  • Oversee preโ€“move-out inspections and detailed punch lists
  • Schedule and manage vendors and contractors as required
  • Coordinate labor, materials, and timelines to hit leasing demand
  • Inspect every completed unitโ€”quality control is non-negotiable

SET & ENFORCE PROPERTY STANDARDS
  • Establish and maintain standards for cleanliness, safety, and appearance across:
  • Grounds and landscaping
  • Amenities and common areas
  • Building exteriors and interiors
  • Breezeways, curbs, signage, parking lots, and trash areas
  • Ensure the property reflects LVL Livingโ€™s standard at all times

LEAD THE MAINTENANCE TEAM
  • Inspect and evaluate work performed by service technicians
  • Coach, correct, and elevate performance continuously
  • Develop corrective action plans when standards are missed
  • Build a culture of ownership, urgency, and accountability

MANAGE VENDORS & CONTRACTORS
  • Inspect vendor work for scope, quality, and compliance
  • Hold contractors accountable to timelines and standards
  • Reject subpar workโ€”performance is required, not optional

CONTROL INVENTORY, COSTS, AND PREVENTATIVE MAINTENANCE
  • Maintain proper inventory of parts, supplies, and tools
  • Partner with the Property Manager to stay within budget
  • Execute monthly preventative maintenance with discipline
  • Fix rather than replace when appropriateโ€”without sacrificing standards

OWN SAFETY & COMPLIANCE
  • Conduct regular safety meetings
  • Maintain current MSDS sheets and safety documentation
  • Stay compliant with OSHA and all applicable regulations
  • Ensure a safe environment for residents and team members

REPRESENT THE STANDARD
  • Respond to residents with professionalism, respect, and urgency
  • Resolve maintenance concerns decisively and thoroughly
  • Reinforce trust through consistency and follow-through

EXPERIENCE & REQUIRED QUALIFICATIONS

3+ years of multifamily maintenance experience

Advanced knowledge of:

  • Appliance repair
  • Plumbing
  • Electrical systems
  • HVAC
  • Light carpentry

Certifications required or strongly preferred:

  • EPA (Universal preferred)
  • HVAC
  • CPO
  • CAMT
  • Valid Driverโ€™s License required
  • Safety-conscious and detail-oriented
  • Enthusiastic, disciplined, and execution-driven
