Job description

Omni Management, a local property management company, is seeking a Maintenance Technician to maintain 200+ homes throughout the Portland Metropolitan Area. Must be eager to work with an organized management team.


Job Duties include:
* Performs various maintenance duties necessary to maintain and enhance the value of the communities and homes including plumbing, electrical, carpentry, drywall, painting, and appliance repairs.
* Maintain accurate, timely records for all work needed & performed, including copies of completed work orders, supply receipts and inspection reports.
* Communicate to Property Manager any needed supplies, tools, etc. for inventory control.
* Hands-on maintenance including overall inspection, repair and general maintenance of apartments and other interior/exterior areas including but not limited to working on appliances, garbage disposals, window screening, screen doors, smoke detectors, plumbing leaks and clogs, electrical repairs, drywall patching & texturing, painting and carpentry. Communicate to Property Manager any major repairs needed.

* Procure Parts & Maintenance Supplies for both repairs and unit turn-overs.

* Ability to Accurately Estimate the time needed to complete a task and/or project.

* Adhere to Project Schedules as Given by Maintenance Supervisor


* Turn-Overs and Vacancies - perform repairs and improvements of vacant units for a market ready status including but not limited to painting, replacing electrical face plates as needed, replacing light fixtures, bath & kitchen fixtures, laying vinyl flooring, and repairing or replacing leaking faucets. We expect “9's and 10's for our tenants” - nothing less.


* Parking Lot Duty - pick up of rubbish, report abandoned or inoperable vehicles to the Property Manager, maintain exterior lighting

* Grounds & Landscaping - weeding the beds, power washing & sweeping walkways, raking leaves as needed, oversee landscape contractors at various small multifamily properties.


* Laundry Room - maintaining laundry appliances and cleanliness of facilities, maintain lighting and smoke detectors


Compensation: $25-$35/hour (based on experience).

REQUIREMENTS:

• Having your own operable truck/work van required.

• Must have your own tools.

• Must have valid Oregon drivers license.

• Must carry appropriate vehicle insurance.

• Must be able to read and write, in English, at a 10th Grade Level.

• Must be able to clearly and concisely speak English.

• Must be available to work full 8 hour work days plus be available for overtime, as needed.

• Legally able to work in the United States.

• Must pass physical stress test.

• Must pass drug screening.

• Must pass criminal background check.

• Be able to lift, above head, 50lbs.

• Able and willing to climb 8' ladder.

• Willing and able to work in crawl spaces, attics and small spaces.

• Will work in environments where pets may be present.


Ultimately you will work as a team participant along with the management staff to ensure the homes meet the quality maintenance standards set by the Company. High school diploma or equivalent is required. Trade school and/or military training a plus. One to five years verifiable hands-on general maintenance experience, in property management environment, (i.e., plumbing, electrical, carpeting, painting, carpentry, etc.) is required with proficiency in at least three major areas.
