We're looking for a Senior Project Manager who brings leadership, technical expertise, and a passion for building to our growing Central Virginia operations. KEY JOB RESPONSIBILITIES:
Procurement
  • Build and manage bidders lists with a strong understanding of local market capabilities
  • Develop project-specific bidding strategies
  • Lead distribution of bid documents and manage bidder engagement
  • Organize and run pre-bid meetings
  • Oversee bidder Q&A and ensure clarity across all scopes
  • Develop detailed work scopes and mentor others in their creation
  • Prepare front-end bid documents aligned with owner requirements
  • Evaluate bids, conduct post-bid reviews, and award packages
  • Write and negotiate subcontracts, including complex agreements (professional services, design-assist, etc.)

Planning
  • Lead development of complex project schedules, including logic and sequencing
  • Create site logistics plans in collaboration with the Superintendent
  • Build multi-element cash flow and manpower projections
  • Conduct constructability reviews and identify gaps or risks
  • Review preconstruction estimates for scope completeness
  • Oversee jobsite setup, mobilization, and staffing plans

Field Operations
  • Establish and champion the jobsite safety plan and culture
  • Ensure timely and thorough punchlist completion
  • Support labor relations and union interactions as needed
  • Implement emergency and crisis procedures and ensure team readiness
  • Manage owner equipment coordination
  • Facilitate MEP overhead coordination and/or BIM processes

Cost Management
  • Create and manage the general conditions budget
  • Identify and minimize non-reimbursable costs
  • Set up trade budgets and maintain accurate logs in Prolog
  • Review budget entries and validate reporting accuracy
  • Monitor project costs and ensure effective change management
  • Oversee creation and issuance of cost items to contractors
  • Support owner contract changes and amendments
  • Monitor job profitability and payment timeliness

Team & Stakeholder Management
  • Lead project team meetings and maintain strong communication channels
  • Mentor and supervise jobsite staff, fostering growth and accountability
  • Ensure timely processing of RFIs and submittals
  • Implement office procedures for documentation, correspondence, and archiving
  • Manage relationships with architects, engineers, and code officials
  • Oversee agency acceptance and final approvals
  • Support pursuit of new work, including RFP responses and presentations

REQUIRED KNOWLEDGE, EDUCATION, EXPERIENCE, SKILLS, AND ABILITIES:
  • Bachelor's degree in civil engineering, Construction Management, or related field
  • 10+ years of GC/CM construction management experience
  • Proven ability to lead teams, manage complex projects, and build strong client relationships
  • Deep understanding of construction operations, safety, scheduling, and cost control
  • Strong communication skills and a collaborative leadership style
