Job description

Job Title: Senior Maintenance Technician

Department: Operations

Reports To: Operations Manager

Classification: Non-Exempt

Summary

The Senior Maintenance Technician has the overall responsibility to ensure building and equipment compliance with State and Federal regulations; ensure timely execution of complicated repairs and maintenance; maintain a high standard of building and property appearance/maintenance; execute a cost-effective preventative maintenance program focused on maximizing equipment performance and function; minimize repair/replacement costs/expenses.

Essential Duties and Responsibilities

Take the lead to assign and perform a variety of maintenance/repair activities on the interior and exterior areas of the property, including but not limited to:

  • Optimize the repair and maintenance of HVAC, electrical and plumbing equipment and systems
  • Elaborate carpentry
  • Drywall repair/painting
  • Tile repair/replacement
  • Extensive plumbing
  • Extensive electrical
  • Equipment/vehicle maintenance
  • Flooring repair/replacement
  • In depth HVAC maintenance
  • Operate lift equipment
  • Assist other departments with special events, set-ups and requests
  • Adherence to OSHA requirements
  • Performance of additional, more complex maintenance duties as assigned by the Operations Manager

Qualification Requirements

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Education and/or Experience

  • Minimum High School Diploma, or GED required, vocational or technical school preferred
  • Minimum of 5 years demonstrated work experience in maintenance or related field
  • Additional licenses or certifications in one or more areas of maintenance

Knowledge/Skills

  • Must demonstrate proficiency with most commonly used hand tools and power tools
  • Must be able to read, write and follow written and oral instruction
  • Ability to apply common sense understanding to issues and make recommendations as appropriate to Operations or General Manager
  • Ability to work in a professional manner with outside contractors, vendors, and tenants as necessary
  • Ability to take initiative and work independently
  • Must have a valid driver’s license
  • Ability to have a flexible work schedule which might include working: evenings, weekends and holidays as needed or scheduled
  • Ability to climb stairs, stoop, bend and walk a long distance
  • Ability to be certified in scissor lifts and extendable boom lifts
  • Ability to safely carry, setup and climb ladders
  • Ability to access the mall roof via portable or fixed ladders to inspect
  • Ability to be on call for property issues, and respond during non-standard working hours
  • Ability to work as a team member in a professional manner
  • Ability to identify and eliminate safety hazards
