Job description

Description of the company:

An established Toronto architecture practice with over 60 years of work behind them, spanning corporate and commercial, institutional and judicial, high tech and data centres, transportation, retail, residential and large mixed use. Midtown Toronto studio.

Why is this role open:

The firm has a run of government office projects moving into the tenant fit-up stage and needs a dedicated contract administrator to carry them through construction. The existing CA group is committed across other sectors. 

Responsibilities:

  • Act as the main point of contact between the design team, the client and the general contractor through construction

  • Review and respond to RFIs, shop drawings and submittals

  • Issue site instructions, contemplated change notices and change orders, and review contractor pricing

  • Carry out regular site reviews on active fit-up floors and issue field reports

  • Chair or attend site meetings and track action items through to closure

  • Track schedule and cost implications of changes and keep the client informed

  • Build and manage deficiency lists through substantial performance and final completion

  • Coordinate close-out: as-builts, O&M manuals, warranties and occupancy documentation

  • Meet government client reporting, documentation and procurement requirements

Must-haves:

  • 5+ years of contract administration experience on the consultant side, in an architecture practice

  • Interior fit-up experience, office or institutional

  • Working knowledge of the Ontario Building Code, barrier free requirements and construction detailing

  • Familiarity with CCDC contracts and the Ontario Construction Act, including holdbacks, substantial performance and prompt payment

  • Comfortable reading and marking up architectural and interiors drawing sets

  • Able to run a site meeting and hold a general contractor to the documents

  • Strong written documentation habits: field reports, RFI logs, change tracking

  • Architectural technology diploma, architecture degree, or equivalent site experience

  • Valid driver's licence and able to attend sites in the GTA

Nice-to-haves:

  • Experience on projects that required security clearance, such as Reliability Status or Secret. 

  • Previous federal or provincial government work

  • OAA licence, OAA Licensed Technologist

  • Revit and Bluebeam

  • Base building experience in addition to fit-up

Work style:

Hybrid, a mix of studio and site. Toronto.

Compensation:

$100,000 to $115,000 base, plus a comprehensive benefits package.
