Job description

POSITION SUMMARY

The Resident Superintendent reports to the Director of Property Management, the Property Manager, or their designee. The Superintendent is responsible for the overall maintenance, cleanliness, appearance, and safety of the building, including interior and exterior areas such as roofs, parking lots, hallways, basements, compactor rooms, utility rooms, and apartments.

The Superintendent is the primary on-site staff member and must be available for emergencies 24/7 unless prior notice is provided to the Director of Property Management or Property Manager. Incidents involving repairs, security, safety, or building conditions must be reported promptly to management, together with a proposed plan of action as appropriate.

PRIMARY RESPONSIBILITIES
  • Perform necessary repairs, including:
  • Electrical: replace switches and outlets; perform minor panel repairs
  • Plumbing: fix leaks; replace washers, pipes, and faucets
  • Carpentry: perform small plastering, sheetrock, tile, countertop, and floor repairs
  • Fixtures: replace light fixtures, locks, knobs, and radiator valves
  • Appliances: perform minor refrigerator repairs
  • Windows: adjust balances, sashes, and chains
  • Painting: perform touchups and minor wall or ceiling painting
  • Be oncall for emergencies and notify the supervisor if unavailable.
  • Maintain and operate building equipment.
  • Implement a preventive maintenance schedule.
  • Maintain an inventory of tools, materials, and supplies.
  • Enforce safety and security protocols.
  • Respond to resident maintenance requests and complaints.
  • Attend staff and resident meetings as required.
  • Report accidents and emergencies promptly.
  • Keep all public and nonresidential areas clean and presentable.
  • Manage garbage and recycling according to the required schedule.
  • Report violations or suspicious activity immediately.
  • Maintain records of service requests, inspections, warranties, and related items.
  • Avoid fraternizing with building residents.
  • Complete seasonal tasks and assigned work orders as required.
  • PHYSICAL REQUIREMENTS
  • Ability to stand for extended periods of time.
  • Frequent movements may include sitting, stooping, kneeling, crouching, bending at the waist, walking, talking, hearing, handling or feeling parts/equipment, and reaching.
  • Ability to move up and down stairs, ladders, or varying floor levels as required by the role.
  • Ability to lift and carry items weighing up to 25 pounds, or lift more than 25 pounds with lift assistance.
  • May require close vision, distance vision, color vision, depth perception, and peripheral vision.
  • SAFETY RESPONSIBILITIES

    The Superintendent plays a critical role in maintaining a safe environment for residents, staff, and visitors. Safety responsibilities include, but are not limited to, the following:

  • General Safety: follow all safety procedures, use personal protective equipment, and report hazards promptly.
  • Licenses and Certifications: maintain necessary licenses and certifications.
  • Emergency Preparedness: know emergency equipment locations, participate in drills, and report incidents immediately.
  • Chemical and Equipment Safety: use and store chemicals safely and operate equipment only when trained.
  • Hazard Identification: conduct regular inspections and report safety issues such as leaks or structural damage.
  • Workplace Conduct: keep work areas clean, avoid unsafe behavior, and limit distractions during tasks.
  • Compliance: adhere to OSHA regulations and cooperate with safety inspections.
