Description
Rumbling Bald on Lake Lure is seeking a dependable and skilled Property Technician to support our Lodging program. This role plays an important part in ensuring our properties are safe, well-maintained, and ready to deliver an exceptional experience for our members and guests. In addition to property maintenance, this position supports both the Guest Services and Housekeeping teams to keep operations running smoothly across the community.
Qualified candidates must be available to work a rotating schedule, including weekends and some holidays. This is a seasonal position, typically lasting six months from May through October, with up to 40 hours per week. Eight-hour shifts are scheduled between 8:00 a.m. and 7:00 p.m., based on business needs.
As a Rumbling Bald Associate, you'll enjoy access to onsite amenities including two golf courses and exclusive Associate discounts on dining, spa services, boat rentals, and merchandise.
Essential Job Duties:
  • Prepare rental units on the day of guest arrival by completing tasks such as remove all cobwebs from the exterior of the property, clean all patio furniture, blow off all decks, driveways, and parking areas; clean grills as needed; set appropriate temperature levels; ensure everything in unit is operating properly.
  • Complete hot tub maintenance in rental units.
  • Completes outside set up of units prior to arrivals.
  • Picks up and removes trash.
  • Strip rental units on the day of guest departure, remove all trash, strip all used linens, check for damages, ensure all doors and window are locked, set appropriate temperature levels.
  • Perform routine maintenance functions, replace light bulbs and batteries, reset WIFI and TV's, check proper functioning of heat pumps and AC units, and complete other necessary maintenance items such as painting "touch-up", programming remotes/TV, unclogging toilets, etc.
  • Perform quarterly maintenance checks on all units and report all issues to the Property Maintenance supervisor.
  • Respond to guest requests for assistance, maintenance, or additional housekeeping supplies/linens.
  • Performs quarterly maintenance checks on all units and reports all issues to the maintenance department for repairs.
  • Assists the housekeeping staff by delivering linen and supplies as needed.
  • Assists maintenance staff with various home upgrades.
  • Trouble shoots TV and Internet problems in managed units.
  • Night laundry duties include sorting linen deliveries and batching sheet sets.
  • Assists with cleaning rental unit vans and gassing vans for daily use.
  • Retrieves, stocks, and stores the supplies according to current procedures

Requirements
  • Six months of prior housekeeping or basic maintenance experience (preferred).
  • High School diploma or GED (required).
  • Basic maintenance skills (e.g., painting, carpet shampooing, programming a universal remote, changing light bulbs, resetting tripped breakers, unclogging toilets, etc.).
  • Exhibit teamwork and a customer service focus.
  • Maintain a high energy level and positive demeanor.
  • Communicate effectively in both verbal and written forms.

Physical Requirements:
  • Talk, hear and speak with others using clear and professional language;
  • Endure long periods of sitting, standing or walking in a hot, humid environment;
  • Move, lift, carry, push, pull, and place objects weighing up to 50 pounds without assistance on an occasional basis;
  • Reach overhead and below the knees, including bending, twisting, pulling, climbing and stooping and use hands and fingers to handle or feel;
  • Drive vehicle for performance of job duties.
