Commercial HVAC Maintenance Technician

Atlanta, GA   Facilities Maintenance

Description

Job Summary: 

Performs routine repairs and maintenance on medium-sized commercial heating, ventilating, and air conditioning (HVAC) systems, including air distribution machinery, pneumatic and digital controls, hot and chilled water distribution, and variable volume systems. Controls and maintains the building automation system. Performs other maintenance repairs, when needed, on electrical, plumbing, doors, locks, flooring, lights, ceilings, walls, woodwork, landscaping, fire systems, and alarm systems. Ensures all areas of the 400,000-square-foot Peachtree Road United Methodist church campus are in like-new condition. 


Responsibilities: 

  • Leads preventive maintenance, adjustments, and basic repairs on both pneumatically controlled and digitally controlled commercial HVAC systems.
  • Performs seasonal PM and transitions of systems between heating and cooling.
  • Participates in HVAC component replacement (belts, sensors, motors,      etc.) and evaluation of complex system problems under the leadership of the Facilities Manager.
  • Performs building system repairs in coordination with others, such as contractors and vendors.
  • Ensures proper care in the use and maintenance of equipment and supplies.
  • Light general maintenance, including basic electrical, plumbing, and carpentry.
  • Promotes continuous improvement of workplace safety and safe environmental practices
  • Event set-ups as needed.
  • Performs miscellaneous job-related duties as assigned.

Requirements

Knowledge, Skills, and Abilities Required

  • HVAC installation (thermostats, ductwork), troubleshooting, repair      (pressure sensors, VFDs, piping), and preventative and predictive maintenance.
  • Use of hand and power tools applicable to the trade.
  • Repair systems controlled by a central building automation system.
  • Maintenance and repair procedures for pneumatic and digitally controlled HVAC systems featuring programmable logic controls.
  • Ability to read, understand, follow, and enforce safety procedures.
  • Strong interpersonal skills.
  • Strong written and verbal communication skills.  Bilingual a plus.
  • Attention to detail and a hospitality mindset.
  • Can lift 50 lbs.
  • Work on a ladder, lift, scaffolding, or boom.

Qualifications: 

  • High school diploma or GED
  • At least 3 years of experience directly related to the duties and responsibilities specified above in a medium-sized or larger commercial building.
  • EPA Universal Refrigerant Recovery Certification.

Working Conditions and Physical Effort

  • Work involves exposure to unusual elements, such as extreme temperatures, toxic chemicals, biohazardous materials, dirt, dust, fumes, smoke, and/or loud noises.
  • Considerable physical activity. Requires heavy physical work; heavy lifting, pushing, or pulling objects up to 50 pounds. Physical work is a primary part of the job.
  • Work environment involves exposure to potentially dangerous materials and situations that require following extensive safety precautions, including the use of protective equipment and MSDS.
  • The work environment involves exposure to heights of 50 feet using lifts, scaffolding, and booms.

Hours:  Full-time, 40 hours a week, Monday - Friday 9:00 AM - 5:00 PM. May be required to work evenings or weekends as projects require.
