Job description

Property Inspector

SBD Housing Solutions is looking for a dependable, detail-oriented Property Inspector to join our property management team.

If you enjoy being out in the field, working independently, talking with people, and noticing the details others might miss, this could be a great fit.

As a Property Inspector, you'll travel throughout the Kansas City metro area visiting residential properties, conducting routine inspections, documenting what you find, communicating with residents, and working with our property management and maintenance teams to make sure concerns are addressed.

You don't need to be a professional home inspector to succeed in this role. Experience in property management, maintenance, construction, facilities, field service, or a similar hands-on environment is a plus.

Our inspectors are part of the resident support team. We don't just identify problems - we help residents understand how to care for their homes and help our team catch small issues before they become big ones.

What You'll Do

  • Conduct routine residential inspections, including 90-day, semi-annual, lease renewal, violation follow-up and other inspections.

  • Inspect the interior and exterior of homes for safety concerns, maintenance needs, damage, and property-condition issues.

  • Take photos and accurately document inspection findings using an iPad/tablet.

  • Communicate inspection findings and property-care expectations with residents in a professional and respectful manner.

  • Educate residents about their maintenance responsibilities and lease requirements.

  • Clearly communicate violations and required corrections when necessary.

  • Identify issues that require maintenance, repair, resident action, or additional review.

  • Communicate findings and follow-up needs to the property management team.

  • Complete assigned inspections accurately and within required timelines.

  • Use good judgment to recognize when an issue needs additional attention or expertise.

Experience That Will Help You Succeed

Previous property inspection experience is preferred, but not required.

Qualifications

  • High school diploma or GED.

  • Valid driver's license and reliable transportation.

  • Ability to travel between residential properties throughout the workday.

  • Ability to walk properties, including stairs and uneven surfaces.

  • Ability to bend, reach, squat, and move throughout residential properties.

  • Comfortable working both indoors and outdoors in varying weather conditions.
