JOB OVERVIEW

The Project Manager (CAPM) is responsible for overseeing the execution of numerous large-and medium-scale projects in their construction phase. The CAPM reports to the Studio Leader or Principal and will act as the main point of contact for projects. The CAPM oversees junior staff in executing shop drawings, bulletins, RFIs, site visits, field reports, change orders, requisitions, and other CA documents and project close-out documentation. This position is responsible for maintaining client relationships and has the authority to direct, control and monitor all CA project activities.


The CAPM must demonstrate construction experience in all aspects of architecture / interiors projects including substantial experience in CA project management. The CAPM also mentors and leads junior colleagues in all areas of CA professional and technical development. This position also coordinates internal processes including QAQC reviews and documentation management. The CAPM must demonstrate professional skill, high standards, sound judgment and professionalism. The CAPM will pass knowledge to others and support a continuous learning environment, including the dissemination of lessons learned to other projects and the company as a whole. Team building and motivation are also key responsibilities.

Requirements

EXPERIENCE AND EDUCATION

  • Minimum of 10 years related experience in architectural projects with a depth of experience in Construction Administration.
  • Professional Bachelor's or Master's Degree in Architecture from an accredited School.

SKILLS

  • Ability to oversee a project in Revit, but with strong experience using industry standard CA software such as Pro-Core. CUBE 3 utilizes the CA software PART3 as a plug-in to Pro-core.
  • Superior verbal, written and communication skills.
  • Strong technical abilities to be able to oversee all aspects of a project's construction.
  • Demonstrated past experience in executing CA office and field standards and run an efficient/profitable CA effort within contract and financial goals.
  • Considerable experience in PT concrete high-rise residential, office, hospitality and parking structures in Southern U.S.

MAJOR RESPONSIBILITIES

  • Deliver projects in Construction with minimal oversight.
  • Execute and/or oversee multiple projects simultaneously.
  • Effectively manage project staff and schedule to ensure completion within allocated periods of time.
  • Manage junior staff who will be involved for fixed periods during CA, rotating in and out of CA to gain experience. The CAPM will mentor these staff personnel, while overseeing or acting as the person-in-charge during CA.
  • Maintains ongoing, positive and proactive client relationships.
  • Effectively and proactively coach, mentor and provide performance-enhancing feedback to team members.
  • Direct activities related to construction admin, including scheduling, preparation of shop drawings, field observations, report of change orders, and pay requests.
  • Ensure that CA activities emphasize efficiency, quality assurance, and code compliance.
  • Collaborate with Owners and contractors to solve problems in a time-pressure environment.
  • Provide periodic briefings/reports to senior management on various needs, costs, and recommendations.

RISK MANAGEMENT

  • Navigate sensitive issues and limit CUBE 3's legal exposure wherever possible.
  • Review of active projects from a risk management perspective, including detailing options with the intention of mitigating any potential risk exposure early on.
  • Serve as the point person when legal issues arise, coordinating with Director of QAQC and Partners/Principals.

JOB UTILIZATION

The CAPM position is anticipated to spend about 80% of their time working on projects in Construction Administration (as described above) and approximately 20% on projects in the Design stage (Schematic Design, Design Development, Construction Documents). These percentages may fluctuate with project demands and staffing.


ADDITIONAL QUALIFICATIONS

A valid, unrestricted driver's license and driving record, as deemed acceptable by our firm's liability insurance carrier, must be presented and maintained.
