What is a right of way agent?

A right of way agent (RWA) —also known as right of way field agent—works on behalf of a property buyer to convince property owners to sell or relinquish rights to their property. Often, oil and gas companies employ an RWA to aid in acquiring the title for land to conduct a dig or carry out other projects on the property.

What are the typical challenges faced by a right of way agent when negotiating land acquisitions?

Right Of Way Agents often encounter challenges such as addressing property owners' concerns, navigating complex property laws, and balancing project timelines with stakeholder interests. They must communicate effectively to resolve disputes, explain compensation packages, and ensure all agreements comply with legal and regulatory requirements. Building trust and maintaining professionalism are essential, as agents frequently act as the liaison between property owners, legal teams, and project managers.

What are the key skills and qualifications needed to thrive as a right of way agent, and why are they important?

To thrive as a Right Of Way Agent, you need expertise in property acquisition, land use regulations, negotiation, and typically a background in real estate, surveying, or a related field. Familiarity with GIS mapping software, legal documentation systems, and certifications such as SR/WA (Senior Right of Way Professional) are often required. Strong interpersonal skills, attention to detail, and effective communication abilities set outstanding agents apart. These skills ensure efficient negotiation, legal compliance, and successful collaboration with property owners, public agencies, and project teams.
